Property Manager – Facilities & Operations

Job Summary:

The Property Manager will oversee the daily operations, maintenance, and management of the property, including supervision of blue-collar teams such as MEP technicians, landscapers, and housekeeping staff. The role also includes vendor management, tenancy management, and ensuring smooth property operations with high standards of safety, compliance, and tenant satisfaction.


Key Responsibilities:

1. Property & Facilities Management

  • Oversee overall property operations, including tenant relations and service excellence.
  • Ensure preventive and corrective maintenance for MEP systems, landscaping, and other facility services.
  • Conduct regular property inspections to maintain operational standards and compliance.
  • Prepare and manage property budgets, monitor expenses, and implement cost-saving measures.

2. Vendor Management

  • Manage and coordinate with external vendors and contractors to ensure quality service delivery.
  • Negotiate contracts, monitor service levels, and ensure timely completion of vendor obligations.
  • Evaluate vendor performance regularly and implement corrective actions when necessary.

3. Tenancy Management

  • Manage tenant relations, lease agreements, renewals, and move-ins/move-outs.
  • Address tenant complaints and service requests promptly, ensuring high tenant satisfaction.
  • Maintain accurate records of tenancy agreements, payments, and occupancy.

4. Team & Operations Management

  • Supervise blue-collar teams including MEP technicians, landscapers, and housekeeping staff.
  • Allocate work, monitor performance, and ensure timely completion of tasks.
  • Conduct regular training to enhance team skills and compliance with safety standards.

5. Health, Safety & Compliance

  • Ensure adherence to health, safety, and environmental regulations across the property.
  • Maintain records of inspections, incidents, and corrective actions.

6. Reporting & Documentation

  • Maintain detailed records of maintenance activities, vendor contracts, and service requests.
  • Prepare monthly operational and financial reports for management review.
  • Coordinate with senior management regarding major repairs, upgrades, or capital expenditures.


Skills

Qualifications & Skills:

  • Bachelor’s degree in Facilities Management, Engineering, or related field preferred.
  • Minimum 5–7 years of experience in property or facilities management, including supervision of blue-collar teams.
  • Strong knowledge of MEP systems, landscaping, tenancy management, and vendor management.
  • Excellent leadership, communication, and problem-solving skills.
  • Proficiency in MS Office and property management software.
  • Strong understanding of health, safety, and compliance regulations.
