The Role We are seeking an experienced and strategic Facilities Management Director to lead the organization’s facilities management strategy, property operations, maintenance programs, workplace services, vendor management, and operational performance. The successful candidate will oversee facilities across multiple locations, optimize costs and service quality, strengthen compliance and safety standards, and ensure that buildings, infrastructure, equipment, and workplace services operate efficiently and reliably. Key Responsibilities Develop and execute the organization’s overall facilities management strategy. Lead facilities operations across offices, commercial properties, sites, and other managed assets. Establish standards, policies, procedures, and service-level requirements for facilities management. Oversee preventive, corrective, and emergency maintenance programs. Ensure buildings, mechanical systems, electrical systems, HVAC, plumbing, and other critical infrastructure are properly maintained. Develop annual facilities operating plans, budgets, and capital expenditure programs. Monitor facilities budgets, operating costs, maintenance expenses, and capital projects. Identify opportunities to reduce operating costs while maintaining service quality. Oversee planned maintenance schedules and ensure timely completion of maintenance activities. Monitor asset condition, reliability, lifecycle requirements, and replacement planning. Establish and monitor facilities management KPIs and SLAs. Track metrics including maintenance completion, equipment downtime, response times, service quality, energy consumption, and operating costs. Lead facilities service providers, contractors, suppliers, and outsourced partners. Manage vendor selection, performance reviews, contracts, and service-level agreements. Conduct supplier performance evaluations and implement corrective actions where required. Coordinate with Procurement on tenders, quotations, contract renewals, and supplier negotiations. Ensure appropriate inventory and availability of maintenance materials, tools, and critical spare parts. Oversee workplace services including office support, cleaning, landscaping, waste management, and other soft services. Coordinate security, access control, reception, and other facility-related services where applicable. Develop emergency response, business continuity, and facilities contingency plans. Ensure compliance with applicable health, safety, environmental, building, and facilities regulations. Work closely with Health & Safety teams to maintain safe working environments. Conduct regular facilities inspections, audits, and compliance reviews. Identify operational risks and implement appropriate mitigation measures. Oversee energy management, sustainability, and environmental improvement initiatives. Develop strategies to improve energy efficiency and reduce resource consumption. Support sustainability and ESG objectives through responsible facilities management. Lead refurbishment, relocation, expansion, fit-out, and facilities improvement projects. Coordinate with architects, engineers, contractors, project managers, and external consultants. Monitor facilities projects against approved budgets, schedules, quality standards, and scope. Ensure facilities-related documentation, asset registers, maintenance records, and compliance certificates are accurately maintained. Implement and optimize CAFM, CMMS, ERP, or other facilities management systems. Use facilities data and reporting to support operational and strategic decision-making. Prepare regular management reports covering facilities performance, risks, budgets, and projects. Coordinate with Finance, HR, IT, Procurement, Security, and Operations on workplace requirements. Develop workplace standards that support employee productivity, safety, and experience. Lead, mentor, and develop facilities management teams and operational personnel. Establish clear performance objectives and professional development plans. Promote a culture of safety, accountability, service excellence, and continuous improvement. Maintain strict confidentiality of company, property, security, financial, and operational information. Requirements Bachelor’s degree in Facilities Management, Engineering, Property Management, Construction Management, Business Administration, or a related field.10+ years of experience in facilities management, property operations, engineering services, or a related discipline. Proven experience leading facilities operations across multiple sites or complex properties. Strong knowledge of building systems, maintenance operations, workplace services, and asset management. Experience managing facilities budgets, operating costs, capital expenditure, and improvement projects. Strong vendor, contractor, and service-provider management experience. Experience developing SLAs, KPIs, maintenance schedules, and facilities performance standards. Strong understanding of health, safety, environmental, and facilities compliance requirements. Experience with CAFM, CMMS, ERP, or facilities management systems. Strong knowledge of preventive and predictive maintenance principles. Excellent leadership, communication, negotiation, and stakeholder-management skills. Strong financial, analytical, and problem-solving capabilities. Experience managing large teams and outsourced service providers. Strong understanding of energy management and sustainability practices. Ability to manage multiple facilities projects and operational priorities simultaneously. UAE or GCC facilities management experience is an advantage but not required. Professional qualifications such as IFMA CFM, FMP, RICS, IWFM, NEBOSH, PMP, or equivalent are welcome but not mandatory.
