fantastic opportunity has arisen for a Project Manager for various projects throughout the development lifecycle of the project(s); from site identification in the master plan to delivery of infrastructure to both their own and third-party real estate developments. This will be done through effective management of the set budgets and timelines, in conjunction with service providers (where relevant), and then subsequent execution of development activities against these targets. The Senior Project Manager will report to the Head of Construction & Development.

Specific Responsibilities Include

▪ Ensure that the assigned projects are delivered within stated timelines and that the set milestones are met.

▪ Ensure that the assigned projects are delivered within budget and where possible, cost savings are achieved to maximize returns.

▪ Ensure that quality parameters for the assigned projects are met so snags are kept to a minimum.

▪ Execute the HSSE policies, standards, and protocols to ensure that there is consistency in the highest levels of HSSE such that the assigned sites maintain low risk at all times.

▪ Execute the strategy for the attainment of all approvals necessary for the assigned projects to ensure timely attainment of the same.

▪ On receipt of the Project Brief from the respective Clients, co-ordinate the Consultants as required in the Project Brief.

▪ Arrange for the Project Brief to be revised as necessary during Design development. Incorporate any changes in the Project Brief and obtain the requisite Client authorization before issuance to the Project Brief to the Consultants.

▪ Establish the responsibilities of Consultants, Contractors and Sub-contractors are clearly agreed.

▪ Report Scheme Design approval to consultants.

▪ Check that Consultants review buildability and technical design of proposals.

▪ Check that the Consultants’ designs conform to the Project Brief.

▪ In conjunction with consultants, advise on the need for quality assurance schemes, defects insurance and product guarantees.

▪ In liaison with the Head of Construction and Development, arrange for the preparation of the Pre-Construction report that will contain the detailed design, proposed construction contract with detailed costs and the recommended Contractors, Sub-contractors and Suppliers and all statutory approvals to enable the Client to decide to commence construction.

▪ Contribute to benchmarking with best practices from the construction industry or otherwise, that enables continuous improvement using technology or structured methodologies or systems including project management and Lean principles.

Skills

▪ Fluent English, preferably Russian

▪ Degree in Engineering, Construction management, architecture, quantity surveying or related fields (Masters degree is preferable).

▪ 5+ years relevant experience.

▪ Proven experience in management of teams.

▪ Ability to structure problems into programs for effective delivery.

▪ High level of integrity and dependability.

▪ Aptitude of transparency and enthusiasm to engage with all stakeholders.

▪ Collaborative team player with strong negotiation, communication, and dispute resolution skills.
