Core Responsibilities

1.    Project Planning & Mobilization

• Create comprehensive project plans including scope, timelines, manpower deployment, material planning, and cash flow projection.

• Translate architectural and structural drawings into actionable on-ground execution steps.

• Develop BOQs, quantity take-offs, and project cost breakdowns to avoid overruns.

• Prepare method statements and Work Breakdown Structures (WBS).

2.    On-Site Execution & Coordination

·       Lead daily on-ground activities to ensure progress as per schedule.

·       Allocate subcontractors, track manpower utilization, and ensure workflow sequencing.

·       Monitor material usage, ensure housekeeping and safety discipline on-site.

·       Conduct daily toolbox talks and weekly project review meetings.

3.     Vendor, Contractor & Stakeholder Management

·       Identify, evaluate, and onboard subcontractors with detailed technical documentation.

·       Manage RFQs, commercial and technical comparisons, and negotiate rates based on scope.

·       Drive progress billing, variation claims, and payment certifications supported by documentation.

4.    Authority Approvals & Regulatory Compliance

·       Prepare and submit required documentation to obtain approvals and NOCs from DCD, Trakhees, JAFZA/NIP, Dubai Municipality.

·       Ensure site work adheres to approved drawings and code requirements.

·       Maintain approval trackers and coordinate inspections and certifications.

5.    Project Documentation & Reporting

·       Maintain daily progress reports, site diaries, snag lists, variation logs, and closure checklists.

·       Submit weekly reports to management including status vs. plan, risks, and corrective actions.

·       Follow internal SOP with documentation discipline ensuring transparency & traceability.

Skills

Qualifications & Experience

• Bachelor's degree in Civil Engineering (mandatory).

• 7–10 years of UAE experience in industrial/warehouse construction or office interior projects.

• Proven track record managing projects independently from start to handover.

• Strong knowledge of local authority approval processes and regulatory requirements.

• Must be based in UAE with valid UAE driving license (own car preferred).

Skills & Competencies

• Strong understanding of project sequencing, BOQs, and cost management.

• Ability to lead contractors and suppliers firmly, yet professionally.

• Proficiency in AutoCAD, MS Project/Excel reporting.

• Leadership mindset — ownership, accountability, and follow-through.
