Roles & Responsibilities
1. Operation & Maintenance (O&M)
- Operate, maintain, and monitor Mechanical, Electrical, and Plumbing (MEP) systems
- Ensure smooth functioning of:
- HVAC systems (chillers, AHUs, FCUs, ventilation)
- Electrical systems (HT/LT panels, transformers, generators, UPS)
- Plumbing & drainage systems
- Fire fighting & fire alarm systems
- Conduct preventive, predictive, and corrective maintenance
- Prepare and follow PPM schedules
2. Troubleshooting & Repairs
- Diagnose and rectify MEP system failures and breakdowns
- Respond to emergency situations (power failure, water leakage, HVAC failure)
- Minimize downtime and ensure continuous facility operations
3. Energy & Utility Management
- Monitor energy consumption (electricity, water, fuel)
- Implement energy-saving initiatives
- Optimize HVAC and electrical system performance
- Prepare utility consumption reports and analysis
4. Safety & Compliance
- Ensure compliance with:
- Local building codes
- Electrical safety standards
- Fire & life safety regulations
- Conduct safety inspections and risk assessments
- Coordinate fire drills and emergency preparedness
- Maintain statutory compliance documents
5. Vendor & Contractor Management
- Supervise MEP contractors and service providers
- Review scope of work, method statements, and service reports
- Evaluate vendor performance and ensure SLA compliance
- Coordinate AMC (Annual Maintenance Contracts)
6. Project & Retrofit Support
- Support MEP works during renovations or expansions
- Review MEP drawings, specifications, and BOQs
- Coordinate testing, commissioning, and handover
- Ensure minimal disruption to existing operations
7. Documentation & Reporting
- Maintain:
- O&M manuals
- As-built drawings
- Equipment logs and maintenance records
- Prepare daily, weekly, and monthly reports
- Maintain asset registers and life-cycle data
8. Budgeting & Cost Control
- Assist in preparing OPEX budgets
- Control maintenance costs and spare parts inventory
- Analyze repair vs. replacement decisions
9. Team Management
- Supervise technicians and shift staff
- Assign work schedules and shifts
- Conduct training and toolbox talks
- Monitor performance and productivity
10. Client & Stakeholder Coordination
- Liaise with clients, occupants, and management
- Address complaints related to MEP services
- Provide technical support and recommendations
