Job Title: Project Director â 400 m+ High-Rise Tower (UAE / Middle East)
Role Summary:
An established developer is seeking an accomplished Project Director to lead the delivery of a landmark high-rise development exceeding 400 m in height. The role requires end-to-end ownership from early design coordination through construction, commissioning, and handover within a fully integrated delivery model. Candidates must have experience managing at least one supertall tower (⥠400 m or ⥠100 floors) through all project phases. International applicants are welcome, provided they are ready and willing to relocate to the UAE.
Key Responsibilities:
Project Leadership: Establish overall execution strategy, project controls, governance framework, and performance KPIs. Lead multidisciplinary coordination between design, construction, and operations.
Schedule, Cost & Quality: Drive project schedule, control budgets, manage value engineering, and maintain cost certainty through integrated procurement and delivery systems.
Design & Technical Oversight: Direct constructability reviews, tower core and outrigger sequencing, slip/jump formwork systems, façade integration, and vertical transport strategy for towers exceeding 400 m.
Procurement Integration: Align in-house manufacturing, façade, MEP, and finishing divisions for optimized cost, logistics, and quality outcomes.
Regulatory & Authority Coordination: Engage with UAE authorities, utilities, and master developers to ensure timely NOCs, permits, and design compliance.
Risk, Safety & Quality: Maintain a dynamic risk register and enforce strict HSE standards for high-altitude operations, crane logistics, and workforce safety. Implement integrated QA/QC protocols across all verticals.
People & Culture: Build and mentor cross-functional teams, aligning internal divisions and external consultants toward a shared delivery vision. Promote accountability and a high-performance culture.
Required Qualifications:
Experience: Minimum 20 years in large-scale construction, with 10 years in senior leadership managing projects 400 m+ or 100 floors and above.
Education: Degree in Civil or Structural Engineering, Construction Management, or a related discipline; advanced degree or chartered status (CEng, PE, PMP, RICS, CIOB) preferred.
Technical Competence: Expertise in core-outrigger systems, mega-columns, tuned mass dampers, high-strength concrete, and façade/MEP integration at supertall scale.
Project Controls: Proficiency in reviewing schedules, earned value analysis, BIM-based coordination, and advanced scheduling and reporting systems.
Leadership: Proven ability to lead multi-disciplinary, multi-cultural teams through design and construction of world-class high-rise assets.
Commercial Acumen: Strong command of cost and schedule optimization within a vertically integrated organization, without emphasis on claims or litigation.
