Executive Commercial Director | Large-Scale Master Plan Development – Dubai
A2ML Recruiting is partnering with a leading Dubai-based developer to appoint an Executive Commercial Director to shape and lead the commercial function for a major master-planned development spanning luxury residential and hospitality assets. This is a senior executive appointment, reporting directly to the CEO, for a strong, hands-on leader who can build the commercial strategy from the ground up and drive it through execution. Key Responsibilities:Strategic Leadership Report directly to the CEO and act as a key member of the executive leadership team, shaping commercial direction for the entire master plan Design and implement the overarching commercial strategy across all phases and asset classes of the development (residential, hospitality, mixed-use) Advise the CEO and Board on commercial risk, opportunity, and positioning at a strategic level Align commercial strategy with the company's broader business plan, investment objectives, and phased delivery roadmap Commercial & Contract Management Lead the end-to-end procurement and tendering strategy across the master plan, including main contractor, consultant, and specialist packages Personally lead negotiation and award of major development contracts, ensuring optimal commercial terms, risk allocation, and value for the business Oversee cost planning, budgeting, and cost control across all active and upcoming phases Manage commercial risk exposure across multiple concurrent workstreams, including claims, variations, and disputes Establish and enforce robust commercial governance, policies, and procurement frameworks across the development Team Leadership Build, lead, and mentor a high-performing commercial team, including Commercial Managers, Quantity Surveyors, and Procurement leads Set performance standards and development plans for the commercial function, fostering a culture of accountability and excellence Act as the escalation point for complex commercial and contractual matters across the organization Stakeholder Management Represent the commercial function at senior stakeholder, investor, and board level Partner closely with Development, Design, Project Delivery, and Finance leadership to ensure commercial alignment across the project lifecycle Manage relationships with major contractors, consultants, and external commercial/legal advisors
What We're Looking For:Minimum 10 years of commercial leadership experience within the UAE real estate development sector Demonstrated track record of personally awarding and negotiating major development contracts in the UAEStrong background in luxury residential and hospitality development projects Professional certification required (e.g., RICS, MRICS, or equivalent quantity surveying / commercial management accreditation) Proven experience building and leading commercial teams at scale Exceptional leadership presence — this role requires a strong, decisive, and strategically minded executive capable of operating at CEO/Board level Prior experience on large-scale, multi-phase master-planned developments strongly preferred????
