Job Details

  • Take overall responsibility for the *planning, execution, monitoring, and successful completion* of interior fit-out and joinery projects.

  • Manage projects from *contract award through final handover and close-out*, ensuring delivery within approved time, cost, quality, and scope.

  • Develop and monitor project execution strategies, programs, manpower plans, procurement requirements, and resource allocation.

  • Coordinate closely with clients, consultants, designers, Project Engineers, Site Teams, QA/QC, HSE, Procurement, Commercial, and other stakeholders.

  • Review project drawings, specifications, BOQs, contracts, and scope requirements to ensure clear understanding of project deliverables.

  • Lead project kick-off meetings and establish clear responsibilities, deliverables, timelines, and reporting requirements.

  • Monitor project progress against approved schedules and take timely action to address delays, constraints, and resource issues.

  • Coordinate with the Planning team regarding baseline programs, look-ahead schedules, recovery plans, critical activities, and project forecasts.

  • Manage subcontractors, suppliers, and specialist contractors to ensure timely and quality execution of works.

  • Coordinate with Procurement to ensure materials, samples, equipment, and long-lead items are available as required.

  • Review and coordinate *shop drawings, material submittals, technical submissions, RFIs, samples, and consultant approvals*.

  • Ensure site execution is in accordance with approved drawings, specifications, method statements, quality requirements, and project standards.

  • Monitor project costs, variations, subcontractor commitments, procurement costs, and overall commercial performance in coordination with the Commercial/QS team.

  • Identify, evaluate, and manage project risks, variations, claims, delays, and potential cost impacts.

  • Conduct regular site inspections and project progress meetings with internal and external stakeholders.

  • Ensure compliance with *QA/QC and HSE requirements* throughout project execution.

  • Resolve technical, coordination, procurement, manpower, and site-related issues promptly.

  • Maintain strong client and consultant relationships and ensure effective communication throughout the project.

  • Monitor project milestones, inspections, snagging, testing, commissioning, authority requirements, and handover activities.

  • Lead final snagging, rectification, documentation, as-built drawings, O&M requirements, and project close-out.

  • Prepare and review regular project reports covering progress, cost, risks, resources, procurement, approvals, and key issues.

  • Provide leadership and direction to Project Engineers, Site Engineers, Supervisors, and project teams.

  • Ensure lessons learned are captured and implemented to improve future project delivery.

Desired Candidate Profile

  • Bachelor's Degree in *Civil Engineering, Architecture, Construction Management, or a related field*.

  • *Minimum 8–12 years of UAE experience*, with significant experience in Interior Fit-Out project management.

  • *Interior Fit-Out / Joinery experience is mandatory.*

  • Proven experience managing *commercial, retail, hospitality, F&B, office, or high-end interior fit-out projects* from award to handover.

  • Strong knowledge of complete fit-out project execution, including *ID works, architectural finishes, joinery, ceilings, flooring, partitions, painting, and MEP coordination*.

  • Strong experience in client, consultant, subcontractor, supplier, and internal stakeholder management.

  • Good understanding of *project planning, scheduling, resource management, procurement, commercial control, and cost monitoring*.

  • Ability to read and understand architectural, interior design, shop, MEP, and construction drawings.

  • Hands-on experience with *shop drawings, material submittals, technical submissions, RFIs, consultant approvals, inspections, and handover documentation*.

  • Strong knowledge of variations, claims, subcontractor management, and commercial coordination.

  • Good understanding of UAE construction practices, authority requirements, HSE, and QA/QC procedures.

  • Proficiency in *MS Office*; knowledge of Primavera P6/MS Project is an added advantage.

  • Strong leadership, negotiation, communication, decision-making, and problem-solving skills.

  • Ability to manage multiple priorities and deliver projects under tight deadlines.

  • Commercial awareness with a strong focus on *project profitability and cost control*.

  • UAE Driving License is preferred.

  • *Immediate joiners or candidates available on short notice will be preferred.*


### Key Requirement

The ideal candidate should be a *hands-on Interior Fit-Out Project Manager* capable of independently managing projects from *award → planning → design/technical coordination → procurement → site execution → commercial control → client/consultant coordination → snagging → handover and close-out*.


Candidates with only general building, infrastructure, facilities management, or maintenance project management experience may not be suitable.
