This role will oversee all phases of high-rise residential developments, from planning and procurement to construction and project closeout, ensuring timely and cost-effective delivery. This role requires strong project management, contract administration, and stakeholder coordination skills, with experience in high-rise construction in the UAE.

The client is a prominent real estate developer that has recently expanded its operations to the UAE, with a focus on creating ultra-luxury residential, commercial, and mixed-use developments.

Description

Pre-Contract Phase:




Feasibility Analysis & Planning:
Conduct detailed project feasibility studies, assessing the project's financial, technical, and legal aspects.Collaborate with design teams, consultants, and stakeholders to develop project briefs and initial designs.


Design & Development Management:
Oversee design reviews and ensure alignment with project goals, developer's vision, and UAE regulations.Manage coordination between architects, engineers, and consultants during the design phase.


Tender & Procurement:
Prepare tender documentation, including scope of work, specifications, and cost estimates.Lead procurement processes for consultants, contractors, and suppliers, ensuring competitive pricing and quality standards.


Contract Negotiation & Award:
Evaluate bids, negotiate contracts, and manage contract awards.Ensure that all legal and regulatory requirements are met, and necessary permits and approvals are secured.



Post-Contract Phase:




Construction Oversight:
Monitor the execution of high-rise residential projects, ensuring they adhere to the approved design, budget, timeline, and safety standards.Coordinate with contractors, site managers, and the development team to resolve any construction-related issues.


Contract Administration:
Manage contracts to ensure compliance with contractual obligations, including performance management and payments.Handle any claims, variations, and disputes during the construction phase.


Project Reporting:
Provide regular project updates to senior management, highlighting risks, delays, and corrective actions.Maintain accurate project documentation, ensuring comprehensive records of progress, costs, and key decisions.


Stakeholder Coordination:
Liaise with internal teams, external consultants, regulatory bodies, and investors.Ensure all stakeholders are informed and aligned with the project's progress and expectations.


Project Closeout:
Oversee project handover, ensuring all snagging issues are addressed, and final inspections are completed.Ensure proper project documentation and certification for occupancy and building compliance.



Profile




Project Management Expertise:
Strong knowledge of project management methodologies (PMP, PRINCE2, etc.).Proven experience managing high-rise residential projects from inception to completion, with a track record of delivering on time and within budget.


Contract Management:
Strong knowledge of FIDIC and other relevant construction contracts used in the UAE.Experience in contract negotiation, administration, and dispute resolution.


Technical Proficiency:
Deep understanding of high-rise residential construction methodologies, building codes, and UAE regulations.Familiarity with architectural, structural, and MEP systems used in high-rise construction.


Commercial Acumen:
Strong financial management skills, including cost control, budgeting, and value engineering.Ability to assess and mitigate project risks while optimizing project profitability.
