Commercial Manager

Oversee the commercial and contractual management of construction projects from inception to completion. Prepare, manage, and track project budgets, forecasts, and cash flows. Lead the preparation and negotiation of contracts, subcontracts, and procurement strategies. Ensure accurate valuation of completed works, prepare payment applications, and manage variations/claims. Conduct cost analysis, value engineering, and risk assessments to maximise project profitability. Manage change control processes and evaluate the financial impact of project variations. Work closely with project managers, site teams, consultants, and clients to ensure cost and contract compliance. Ensure timely submission of commercial reports, including monthly cost/value reconciliations (CVRs), cost-to-complete reports, and project financial summaries. Handle contract administration, including extension of time claims, dispute resolution, and final accounts. Ensure adherence to legal and contractual obligations and manage contract documentation. Provide commercial guidance and support to project teams and senior management.

Bachelor’s degree in Quantity Surveying, Construction Management, Civil Engineering, or a related field. MRICS, MCIOB, or similar professional qualification is highly desirable. Minimum of 10 years of commercial management experience in the construction industry. Proven track record in managing commercial aspects of major infrastructure, building, or civil works projects. Strong understanding of FIDIC, NEC, or other standard forms of contract. Proficiency in commercial and cost management software (e.g., Candy, CostX, MS Excel). Excellent negotiation, analytical, and communication skills. Strong leadership and stakeholder management experience. Familiarity with local construction regulations and legal frameworks (e.g., UAE, GCC if relevant).
