Job Details

The FM Engineer will be responsible for overseeing the technical operations, maintenance management, compliance, contractor coordination, and service delivery standards for multiple high-rise freehold properties managed by the Owner’s Association Management Company. The role ensures all common area assets (AACs), MEP systems, life safety systems, and building services are maintained efficiently through third-party service providers in accordance with approved Service Level Agreements (SLAs), ATC, ETC, Ajman Municipality, Civil Defense, and UAE regulatory requirements. Key Responsibilities Manage day-to-day facilities management operations for multiple high-rise residential and mixed-use freehold properties. Supervise and monitor third-party FM contractors, maintenance providers, and outsourced service teams. Ensure SLA compliance for all FM services including HVAC, MEP, firefighting systems, lifts, CCTV, access control systems, cleaning, security, pest control, and waste management. Oversee preventive and corrective maintenance activities to ensure minimum system downtime and uninterrupted operations. Monitor and maintain all AACs including HVAC systems, chillers, pumps, electrical systems, plumbing systems, BMS, generators, water tanks, fire alarm systems, firefighting systems, lifts, and common area equipment. Coordinate ATC and ETC inspections, certifications, testing schedules, authority approvals, renewals, and rectification works. Ensure compliance with UAE laws, Ajman Municipality regulations, Civil Defense requirements, HSE standards, and Owner’s Association policies. Conduct regular technical inspections, building audits, contractor evaluations, and asset condition assessments. Review contractor quotations, technical reports, method statements, maintenance schedules, and risk assessments. Maintain accurate asset registers, maintenance records, warranty documentation, AMC records, and technical compliance files. Support reserve fund planning, lifecycle management, budgeting, procurement evaluations, and cost control initiatives. Investigate recurring technical issues and implement corrective action plans. Respond to resident complaints, emergency breakdowns, shutdowns, and technical incidents. Coordinate with residents, property owners, authorities, and management teams regarding operational and technical matters. Prepare daily, weekly, and monthly reports related to SLA performance, maintenance activities, contractor performance, compliance status, and technical operations. Qualifications & Experience Bachelor’s Degree or Diploma in Mechanical, Electrical, or Electromechanical Engineering. Minimum 5–8 years of UAE facilities management experience in high-rise buildings. Experience in Owner’s Association Management or Community Management companies is preferred. Strong knowledge of MEP systems, high-rise building operations, AAC management, SLAs, ATC, ETC, preventive maintenance, and UAE authority compliance. Experience managing multiple projects and third-party FM contractors. Familiarity with CAFM systems, maintenance software, and Microsoft Office. UAE driving license is preferred. Skills Strong technical troubleshooting and problem-solving skills. Good leadership, contractor management, and coordination abilities. Strong communication, reporting, and organizational skills. Ability to work under pressure, manage emergencies, and handle multiple projects simultaneously. Professional, proactive, and service-oriented approach with strong attention to detail.
