Roles & Responsibilities

Responsibilities

  • Prepare detailed quantity take-offs, Bills of Quantities (BOQs), and cost estimates for interior fit-out and joinery projects.

  • Manage project budgets, cost planning, forecasting, and commercial reporting throughout the project lifecycle.

  • Review tender documents, drawings, specifications, and contracts to identify commercial risks and opportunities.

  • Evaluate subcontractor and supplier quotations, prepare comparative statements, and recommend awards.

  • Prepare, negotiate, and manage subcontract agreements and purchase orders in coordination with the procurement team.

  • Measure work progress, prepare interim payment applications, and certify subcontractor invoices.

  • Prepare and manage variation orders, claims, extension of time (EOT) submissions, and final accounts.

  • Monitor project costs against approved budgets and recommend cost-saving/value engineering solutions.

  • Coordinate with Project Managers, Site Engineers, Procurement, Planning, and Finance teams on commercial matters.

  • Attend client, consultant, and subcontractor meetings to resolve commercial and contractual issues.

  • Ensure compliance with contract conditions, project specifications, and company commercial procedures.

  • Maintain accurate commercial records, cost reports, and project documentation.

  • Support management with project profitability analysis and monthly commercial reporting.

  • Mentor and guide junior Quantity Surveyors where required.

Desired Candidate Profile

  • Bachelor's Degree in Quantity Surveying, Civil Engineering, Construction Management, or a related discipline.

  • Minimum 7–10 years of UAE experience in Interior Fit-Out and Joinery projects.

  • Interior Fit-Out experience is mandatory.

  • Strong knowledge of BOQ preparation, quantity take-offs, cost estimation, contract administration, and commercial management.

  • Proven experience in handling variations, claims, final accounts, and subcontractor management.

  • Sound understanding of FIDIC contracts and UAE construction contract practices.

  • Ability to interpret architectural, structural, MEP, and shop drawings.

  • Proficiency in AutoCAD, Microsoft Excel, and MS Office. Experience with QS or ERP software is an added advantage.

  • Strong analytical, negotiation, communication, and commercial decision-making skills.

  • Ability to manage multiple projects simultaneously while meeting commercial objectives and project deadlines.

  • Experience in value engineering and cost optimization for interior fit-out projects.

  • UAE Driving License is an added advantage.

  • Immediate joiners or candidates with short notice periods will be preferred.
