Roles & Responsibilities
Job Purpose
The HVAC Technician is responsible for carrying out planned preventive maintenance (PPM), corrective maintenance, reactive maintenance, fault diagnosis, and repair of Heating, Ventilation, and Air Conditioning (HVAC) systems and associated Mechanical Equipment. The role ensures the safe, efficient, and reliable operation of all HVAC assets while maintaining the highest standards of quality, safety, and customer service.
The incumbent shall perform maintenance activities in accordance with company policies, statutory regulations, manufacturer's recommendations, and industry best practices to ensure uninterrupted HVAC Equipment Operations.
Reporting Relationship
Reports directly to the HVAC Supervisor or Maintenance Supervisor.
Works independently with minimum supervision or collaboratively as part of the Facilities Maintenance Team.
Coordinates with Electrical, Plumbing, Civil, ELV, and other maintenance personnel to ensure smooth facility operations.
Key Responsibilities
HVAC Maintenance
Perform planned preventive, predictive, corrective, and emergency maintenance of HVAC systems and associated mechanical equipment.
Inspect, troubleshoot, diagnose faults, and carry out repairs to ensure maximum equipment reliability and minimum downtime.

Air Handling Units (AHUs)
Fan Coil Units (FCUs)
Variable Air Volume (VAV) Systems
Package Units
Chillers
District Cooling Systems
Heat Exchangers
Cooling Coil Units (CCUs)
Chilled Water and Condenser Water Systems
Circulating Pumps
Supply and Exhaust Fans
Ventilation Systems
HVAC Control Systems and Building Management Systems (BMS).
Plant Operations
Monitor HVAC equipment performance and identify abnormalities.
Carry out chilled water and condenser water testing.
Coordinate laboratory testing of water samples and perform chemical dosing and water treatment as required.
Monitor utility consumption and assist in maintaining operational records.
Recommend repairs, replacements, or system improvements to enhance equipment efficiency.
Preventive Maintenance
Execute preventive maintenance schedules in accordance with company maintenance plans.
Respond promptly to breakdowns and emergency maintenance requests.
Perform routine inspections to identify potential equipment failures before they occur.
Ensure maintenance activities are completed within the required service level agreements (SLAs).
Documentation & Reporting
Record all maintenance activities accurately in the CAFM/CMMS system.
Update asset history, inspection reports, work orders, and maintenance records daily.
Maintain proper documentation of preventive maintenance, corrective actions, equipment condition, and spare parts usage.
Ensure all maintenance records are complete and readily available for audits.
Health, Safety & Quality
Perform all maintenance activities in accordance with Al Shola Transport Co. LLC Health, Safety, Environment, and Quality (HSEQ) policies.
Comply with Permit-to-Work (PTW), Lock-Out/Tag-Out (LOTO), Job Safety Analysis (JSA), and Risk Assessment procedures.
Wear and maintain appropriate Personal Protective Equipment (PPE).
Participate in toolbox talks, emergency drills, safety meetings, and mandatory HSE training.
Ensure plant rooms, workshops, and work areas are clean, organized, and safe after completing maintenance work.
Report unsafe conditions, incidents, near misses, and equipment defects immediately.
Teamwork & Operational Support
Work effectively as part of a multidisciplinary maintenance team.
Coordinate maintenance activities with other technical disciplines.
Participate in shift work, overtime, emergency call-outs, weekends, and public holiday duties when required.
Support emergency maintenance activities to ensure business continuity.
Attend technical training programs to improve knowledge and technical competence.
Carry out any additional duties assigned by the Supervisor or Management.
Desired Candidate Profile
Essential
OR
Experience
Minimum 5 years of experience in Installations and maintenance
Hands-on experience in preventive, corrective, and emergency maintenance of HVAC systems.
Experience working with chilled water systems, district cooling systems, HVAC controls, and Building Management Systems (BMS).
Experience using CAFM/CMMS software is preferred.
Technical Skills
Strong knowledge of HVAC systems, mechanical equipment, and associated controls.
Excellent fault diagnosis and troubleshooting skills.
Ability to interpret engineering drawings and technical manuals.
Knowledge of chilled water systems, condenser water systems, and water treatment.
Understanding of electrical safety and HVAC control systems.
Proficient in using testing instruments, measuring equipment, and power tools.
Good understanding of preventive maintenance programs, PTW, LOTO, and HSE procedures.
Working Conditions
Full-time position.
Rotational shifts as required.
Overtime and emergency call-out duties.
Weekend and public holiday work based on operational requirements.
