1. Project Planning & Execution

• Manage day-to-day construction and fit-out activities on project sites

• Ensure project execution aligns with approved drawings, specifications and schedules

• Monitor site productivity and ensure milestones are achieved

• Identify delays early and implement corrective actions

1. Civil Construction & Finishing Management

Supervise and coordinate construction works including:

• Blockwork and plaster works

• Structural modifications where required

• Waterproofing systems

• Flooring, tiling and granite works

• External works and landscaping

1. Interior Fit-Out Management

Coordinate and supervise interior finishing and fit-out activities including:

• Gypsum and ceiling works

• Joinery and cabinetry installation

• Kitchen and wardrobe installations

• Decorative finishes and wall treatments

• Painting and polishing works

• Lighting fixtures and interior MEP coordination

Ensure all finishing works meet design specifications and quality standards.

1. Subcontractor & Workforce Management

• Manage subcontractor performance and productivity

• Ensure subcontractors comply with project specifications and timelines

• Maintain a complete subcontractor register per project — scope, agreed cost, commitment status and phase

allocation

• Coordinate site supervisors and workforce allocation

• Resolve site conflicts and operational issues efficiently

1. Consultant & Authority Coordination

• Liaise with consultants, engineers and inspection authorities

• Coordinate inspections and approvals across ADM, ADSSC, TAQA (electrical, water and meter) and Etisalat /

du

• Manage As-Built drawing preparation, consultant approval and ADM submission

• Close RFIs and consultant comments promptly

• Drive the project through ADM final handover inspection to completion certificate

• Ensure documentation and approvals do not delay project progress or payment collection

1. Commercial & Cost Control

• Review subcontractor claims and work certifications

• Monitor variation orders and commercial exposure

• Track project costs against budget and maintain project profitability

• Maintain a live cost-to-complete position for each project

• Manage retention held and released, including subcontractor retentions, so that no claims remain open

after project close-out

• Prepare a full cost and profitability reconciliation at project close-out, against the basis on which the project

was taken on

• Coordinate with procurement and finance teams for project expenditures

1. Quality & Snag Management

• Implement strong QA/QC procedures

• Conduct pre-handover inspections

• Manage snag lists and ensure timely closure

• Maintain high finishing and fit-out quality standards

1. Reporting & Project Monitoring

• Prepare weekly progress reports for management

• Track key project milestones and performance indicators

• Provide cost-to-complete updates and risk mitigation plans

• Highlight operational risks and delays proactively

• Maintain project documentation to a standard that permits handover to another party at any time without

loss of continuity

Required Qualifications & Experience

• Bachelor's Degree in Civil Engineering

• Minimum 8 years UAE construction experience, of which at least 5 years in Abu Dhabi

• Minimum 5 years villa construction experience in the UAE

• Proven experience managing villa finishing works and interior fit-out projects through to handover

• Demonstrated experience coordinating with consultants, authorities and subcontractors in Abu Dhabi

• Strong working knowledge of Abu Dhabi construction regulations and Estidama requirements

• Proficiency in MS Project, Primavera P6 or equivalent planning tools, and AutoCAD

• Cost estimation and BOQ capability (Planswift, Excel or equivalent)

The Ideal Candidate

• A hands-on site leader, not a desk-based project manager

• Experienced in villa construction and interior fit-out execution

• Strong in finishing stage coordination and subcontractor control

• Commercially aware and capable of protecting project margins

• Comfortable working under tight schedules and execution pressure

• Able to own a project end to end — from layout through statutory approvals to completion certificate and

final payment collection

Desired Candidate Profile

• Bachelor's degree in Engineering (Mechanical, Civil, Electrical, or equivalent) is essential for technical proficiency.
• Minimum of 3-5 years of relevant experience in project engineering, with a proven track record in managing complex projects.
• Professional certifications such as PMP or PRINCE2 will be highly regarded for project management expertise.
• Experience in an industry-specific environment (e.g., construction, manufacturing, or energy) is preferred to ensure domain knowledge.
