Job Purpose:
The Leasing Manager is responsible for supporting the execution of leasing strategies and day-to-day commercial leasing operations across assigned retail assets. The role focuses on marketing available retail spaces, acquiring and retaining tenants, managing lease administration processes, and ensuring leasing revenue targets and occupancy levels are achieved. The position also ensures proper documentation, regulatory compliance, and effective coordination with tenants, brokers, and internal stakeholders to support overall asset performance.
Key Responsibilities:
• Identify and secure new tenants for retail assets by actively marketing available spaces and building relationships with local, regional, and international retailers and brokers.
• Maintain and regularly update a comprehensive tenant and broker database, ensuring continuous engagement with existing and prospective tenants for expansion, relocation, or new leasing opportunities.
• Support the marketing of assigned properties by ensuring updated leasing collateral, digital listings, and promotional materials are accurate and aligned with current availability and market positioning.
• Participate in industry events, retail conventions, and networking platforms to identify leasing opportunities and stay informed on market trends and retailer expansion plans.
• Manage the leasing process including preparation of Letters of Intent (LOI), lease agreements, tenancy contracts, and other related documentation in line with company policies.
• Conduct market research and competitive property analysis to ensure leasing proposals are aligned with prevailing market rental values, tenant incentives, and industry benchmarks.
• Negotiate lease terms with prospective tenants while ensuring pricing, commercial terms, and contractual conditions comply with company leasing guidelines.
• Support budgeting and forecasting of leasing income and regularly review leasing performance against budget targets with the management team.
• Monitor occupancy levels across assigned assets, proactively identifying opportunities to minimize vacancy periods and improve revenue generation.
• Oversee lease administration activities including issuing lease offer letters, coordinating reservation deposit collections, preparing lease agreements, and ensuring advance payments are received as per agreed terms.
• Manage lease records and administration through the company’s ERP leasing system (such as Yardi) ensuring accurate documentation and tracking of lease cycles.
• Coordinate with internal departments including HR, legal, finance, and property management to facilitate lease registrations with relevant government authorities and avoid regulatory penalties.
The ideal candidate will have a proven track record in Retail leasing and have worked with Malls previously, You should have a good working knowledge of end to end leasing and be able to demonstrate previous experience of successfully closing deals with retail tenants.
