We are seeking an experienced Senior Leasing Specialist to manage the full leasing cycle — from lead generation through to contract signing and site handover. The role is responsible for maximizing occupancy and revenue through competitive pricing, pipeline management, and effective renewals, while ensuring tenant satisfaction, regulatory compliance, and cross-functional coordination.
Manage the end-to-end leasing cycle including prospect qualification, needs assessment, proposal preparation, negotiation, terms approval, contract issuance, addenda, and site handover.
Achieve occupancy and revenue targets through an annual leasing plan for the portfolio and active management of the leasing schedule to minimize vacancies and reduce tenant turnover.
Conduct market benchmarking and studies by analyzing competitor pricing, incentives, and lease terms, and recommend appropriate pricing policies and leasing packages.
Manage tenant renewals and retention by activating early notifications, presenting improved offers, reviewing pricing and performance, and negotiating extensions or structured terminations.
Serve as the primary point of contact for tenants, executing onboarding procedures and following up on permits, inquiries, and requests in line with approved service levels.
Organize field tours and property presentations, prepare site visit reports, and document technical and operational requirements.
Resolve leasing-related disputes and complaints in coordination with legal, operations, and other teams; propose practical solutions and document closures and penalties where applicable.
Coordinate cross-functionally with operations, maintenance, finance, collections, and marketing teams to ensure asset readiness, accurate billing, marketing campaigns, and smooth site handovers.
Ensure compliance and governance by verifying that leasing operations and contracts align with applicable laws, regulations, and requirements, and ensuring all statutory documentation is complete.
Improve processes and systems by developing and automating templates, operational guides, CRM systems, and leasing files, while enhancing data quality and governance.
Prepare periodic reports and KPI dashboards covering pipeline, occupancy rate, average rent, contract duration, and collection rate, with data analysis to support decision-making.
Mentor and guide junior leasing staff, review proposals and contracts prior to approval, and transfer knowledge and best practices.
Prepare periodic reports on completed studies, research, and work, noting challenges encountered and corrective measures taken.
Comply with information security policies and data confidentiality standards in accordance with the municipality's approved data classification system.
Perform any other related duties as assigned.
