The BIM Modeler is responsible for developing, coordinating, and managing BIM models and technical drawings for interior fit-out projects including joinery, glass, metal works, architectural finishes, and MEP coordination. The role involves creating accurate 3D models, coordinated shop drawings, and detailed technical documentation to support project execution, fabrication, and installation activities.
The BIM Modeler works closely with architects, technical coordinators, project managers, production teams, consultants, subcontractors, and MEP teams to ensure all project information is coordinated, clash-free, and aligned with project specifications, BOQs, and approved design requirements.
Develop and maintain BIM models for interior fit-out projects including architectural, joinery, glass, metal, and MEP elements.
Prepare coordinated shop drawings, detailed production drawings, ceiling coordination layouts, and as-built models.
Study project BOQs, specifications, IFC drawings, and tender documents to understand project scope and technical requirements.
Coordinate BIM models with architectural, structural, and MEP disciplines to identify and resolve clashes prior to execution.
Prepare detailed joinery models and drawings including custom furniture, wall cladding, counters, wardrobes, vanities, feature walls, and decorative elements.
Model glass and metal works including partitions, balustrades, decorative screens, cladding systems, and fabricated architectural features.
Ensure proper integration of MEP services with ceilings, joinery, and interior finishes within the BIM environment.
Generate detailed sections, elevations, installation details, schedules, and quantity-related information from BIM models.
Prepare and maintain SD logs, drawing registers, revision logs, and technical documentation records.
Coordinate with technical teams, consultants, subcontractors, suppliers, and factory production teams for drawing reviews and approvals.
Update BIM models based on consultant comments, site conditions, revisions, and approved changes.
Conduct clash detection and coordination reviews using BIM software and prepare coordination reports.
Support site teams by providing technical drawing clarifications and resolving coordination issues.
Ensure BIM standards, modeling procedures, naming conventions, and project requirements are maintained throughout the project lifecycle.
Assist in preparing material submittals, technical presentations, and coordination packages.
Participate in BIM coordination meetings and technical review sessions with clients and consultants.
Ensure all drawings and models comply with project specifications, authority requirements, and company standards.
