Market Research & Feasibility Consultant – Supermarket Project (Dubai)
We are seeking an experienced Market Research & Feasibility Consultant to support the launch of a new flagship supermarket in Dubai.
The project involves identifying and evaluating the most suitable location for a large-format supermarket investment. The selected consultant will conduct detailed market analysis, competitor assessments, demographic studies, and site evaluations to help determine the optimal location before a significant capital investment is made.
Project Overview
Scope of Work
The consultant will be responsible for:
Market Analysis
Identify high-potential residential communities in Dubai
Analyze population density and population growth
Evaluate household income levels and spending patterns
Assess family demographics and community composition
Review upcoming residential developments and future growth potential
Competitor Mapping
Identify all major competitors within target catchment areas
Analyze existing supermarkets, hypermarkets, and grocery stores
Assess competitor strengths, weaknesses, pricing strategies, and store formats
Map supermarket saturation levels by area
Site Selection
Evaluate potential retail locations
Assess accessibility and parking availability
Analyze traffic and footfall patterns
Review visibility, signage opportunities, and customer convenience
Evaluate loading and logistics access
Financial Feasibility
Estimate sales potential for each shortlisted location
Assess rental costs and occupancy economics
Prepare high-level revenue and profitability projections
Estimate break-even sales requirements
Deliverables
The final report should include:
Top 10 recommended areas in Dubai
Top 3 recommended locations with detailed justification
Competitor analysis and maps
Demographic analysis
Population growth assessment
Rental and real estate analysis
Revenue potential estimates
SWOT analysis for each shortlisted location
Final recommendation and ranking
Ideal Candidate
Candidates should have experience in one or more of the following:
Supermarket or hypermarket operations
Retail expansion and site selection
FMCG market research
Commercial real estate analysis
Retail feasibility studies
Business consulting
UAE retail sector experience
Experience with supermarket chains, grocery retail, or retail site selection in the UAE is highly preferred.
Preferred Background
Experience working with or conducting projects related to:

Hypermarkets

Commercial leasing and site selection

Desired Candidate Profile
Mandatory Requirements
Minimum 2 years of experience in retail market research, retail expansion, site selection, commercial real estate analysis, or supermarket operations.
Proven experience conducting feasibility studies for supermarkets, hypermarkets, grocery stores, or large retail formats.
Strong understanding of the Dubai and UAE retail landscape.
Experience evaluating demographics, catchment areas, traffic patterns, footfall, and consumer behavior.
Ability to conduct both field research and data-driven analysis.
Strong analytical and financial modeling skills.
Excellent report-writing and presentation skills.
Highly Preferred
Previous employment with a supermarket, hypermarket, FMCG distributor, retail developer, or retail consulting firm.
Experience working with supermarket chains such as Lulu, Nesto, Union Coop, West Zone, Carrefour, Talal, Al Madina, Viva, Spinneys, or similar retailers.
Experience in retail site selection and expansion planning.
Existing knowledge of Dubai communities, residential developments, and growth corridors.
Understanding of supermarket economics including margins, inventory turnover, operating costs, and break-even analysis.
