Roles & Responsibilities


Key Responsibilities

  • Prepare, submit, and secure certification of client payment applications, final accounts, and all related commercial documentation in line with contractual requirements and project cash flow targets.

  • Manage all contractual correspondence, notices, claims, variations, extensions of time (EOT), prolongation claims, and commercial negotiations with clients, consultants, subcontractors, and suppliers.

  • Monitor project financial performance, budgets, cash flow, earned value, costs, forecasts, and profitability; identify risks and implement corrective actions to achieve target margins.

  • Ensure recovery of all contractual entitlements arising from scope changes, delays, variations, design changes, and additional works while minimizing commercial liabilities.

  • Administer subcontract and supplier contracts, including tendering, evaluations, awards, certifications, payment processing, final accounts, claims management, and dispute resolution.

  • Lead procurement activities to ensure timely delivery, budget compliance, competitive pricing, and adherence to project specifications and contractual obligations.

  • Develop and maintain a strong prequalified vendor and subcontractor network, ensuring competitive sourcing, optimized commercial terms, and reduced dependency on individual vendors.

  • Support dispute resolution, arbitration, litigation, and legal matters by maintaining comprehensive contractual records and coordinating with legal advisors when required.

  • Ensure compliance with company SOPs, contractual obligations, quality standards, and document control requirements while maintaining all commercial registers, logs, and records.

  • Prepare accurate and timely commercial reports, MIS dashboards, cash flow forecasts, cost reports, earned value analyses, procurement reports, and profitability reviews for management.

  • Maintain healthy project cash flow through timely billing, certification, and collections.

  • Achieve and protect project profitability through effective commercial and cost management.

  • Ensure full contractual compliance by all project stakeholders.

  • Minimize commercial risks, disputes, claims exposure, and financial losses.

  • Deliver procurement and subcontract management within approved budgets and schedules.

  • Maintain strong client, consultant, vendor, and subcontractor relationships.

  • Provide accurate commercial reporting to support management decision-making.


Desired Candidate Profile

  • Bachelor's degree in Civil Engineering, Quantity Surveying, Construction Management, or a related field, with a strong academic track record.

  • Professional certification such as MRICS or equivalent, demonstrating commitment to industry standards and best practices.

  • Minimum of 8-10 years of relevant experience in quantity surveying, with a proven track record in managing high-end interior fitout projects/luxury villa projects.
