<b>Job Description</b><br>The Senior Quantity Surveyor will be responsible for managing the commercial and contractual aspects of major building projects. The successful candidate will play a key role in cost management, contract administration, claims management, variation assessment, procurement support, and project financial control throughout the project lifecycle.<br>The role will be based in Abu Dhabi.<br>Key Responsibilities:<br> Manage all quantity surveying and commercial activities on building projects.<br> Prepare cost estimates, quantity take-offs, Bills of Quantities (BOQs), tender documentation, and contract documents.<br> Administer contracts and ensure compliance with contractual obligations and project requirements.<br> Review, evaluate, and negotiate variations, claims, extension of time submissions, and additional cost claims.<br> Prepare, submit, and negotiate interim payment applications and final accounts.<br> Monitor project budgets, cash flow, forecasts, and commercial performance.<br> Provide commercial and contractual support to Project Managers, Resident Engineers, and project teams.<br> Manage subcontractor procurement, contract administration, and final account settlements.<br> Identify commercial risks and opportunities and recommend mitigation measures.<br> Maintain accurate records of contractual correspondence, commercial documentation, and project financial data.<br> Liaise with clients, contractors, consultants, and relevant authorities on commercial and contractual matters.<br> Participate in project meetings, progress reviews, and commercial negotiations.<br> Ensure compliance with company policies, quality standards, and health and safety requirements.<br> Prepare monthly commercial reports and management updates.<br><br><b>Qualifications</b><br>Qualifications:<br> Bachelor's Degree in Quantity Surveying, Civil Engineering, Construction Management, or a related discipline.<br> Minimum 15 years of experience as a Quantity Surveyor, with a strong background in commercial and contract management for building projects.<br> At least 5 years of relevant experience in the UAE.<br> Proven experience delivering commercial services on large-scale building projects, including residential, commercial, mixed-use, hospitality, healthcare, or institutional developments.<br> Strong knowledge of FIDIC contracts and contract administration practices.<br> Experience in claims management, variation assessment, cost control, procurement, and final account negotiations.<br> Strong analytical, commercial, and problem-solving skills.<br> Excellent communication, negotiation, and stakeholder management abilities.<br> Ability to work independently and as part of a multidisciplinary team.<br> Proficiency in Microsoft Office applications and commercial management software.<br> Experience working on projects with major developers, government entities, or consultants in the UAE is highly desirable.<br> </div>
<p>Our Tier 1 Main Contracting Client has a new requirement for a well experienced Civil Measurement Quantity Surveyor to join their team in Dubai, UAE. Successful candidates will have extensive Civil Measurement / Quantity Surveying experience on civil construction projects including mid / high rise residential, commercial, mixed use and retail building projects. Only candidates who have worked for a recognised main contracting company previously will be considered
This role is available for immediate joining and is an initial 3-6 month contract position, outsourced through J10 Consulting.
There is an option after 6 months to transfer to client staff to suit all parties
Key Responsibilities:
Prepare cost estimates, budgets, and Bills of Quantities (BOQs).
Review drawings, specifications, and tender documents.
Analyze project costs and monitor budgets throughout project execution.
Prepare tender documentation and assist in the procurement process.
Measure completed work and prepare interim valuations and final accounts.
Assess and manage project variations, change orders, and claims.
Coordinate with project managers, engineers, designers, contractors, and clients to ensure effective cost control.
Ensure compliance with contractual obligations, project specifications, and local regulations.
To prepare revised Contract forecast and monthly performance reports in conjunction with the Project Manager & Commercial Manager.
To reconcile actual bulk material quantities against Tender and Contract documents
To participate in meetings with the Project Manager & Commercial Manager with Consultant, Subcontractors, etc. in pursuance of commercial and contractual matters
To assess ‘Risk’ items in BOQ or drawings and advise on remedial measures.
To offer assistance to progress development within the Commercial Department.
Procurement of domestic subcontract packages from sending enquiries, review, negotiation, all paper works to finalizing.
Procurement of nominated subcontract packages from the receipt of Engineer’s Instruction to Finalizing the works
Assist in estimating the new project such as sending enquiries, follow up, paper works, sending pre tender queries to the Engineer, updating the vendors, working on selling price etc.</p><p>Quantity Surveyor Experience:
BSC in Quantity Surveying from a recognised institution preferred
Experience in measurement works on major civil build construction projects
Minimum of 4 years’ experience with at least 1-2 years’ UAE, experience in recognised main contracting companies working on major civil construction projects
Knowledge in the use of QS and SAP software is required;
Demonstrate strong interpersonal, communication and presentation skills;
Possess good project background and proven English language technical writing ability and skills</p>
