<p><strong>Job Summary</strong></p><p>We are seeking an experienced <strong>Building & Facility In-Charge</strong> to take full responsibility for the day-to-day operation, maintenance, safety, compliance, and overall management of a <strong>company-owned building located in JAFZA</strong>.</p><br><p>The ideal candidate must have proven experience managing a <strong>complete standalone building or facility</strong>.</p><br><p>This is a <strong>direct, hands-on facility management role</strong>. Direct / In-House Facility Management</strong></p><ul><li><p>Manage facility operations directly on behalf of the building owner/company.</p></li><li><p>Coordinate and supervise individual maintenance contractors, technicians, suppliers, and service providers as required.</p></li><li><p>Maintain direct control and oversight of all facility activities.</p></li><li><p>Evaluate maintenance requirements, obtain quotations, coordinate approvals, schedule works, supervise execution, and verify completion.</p></li><li><p>Monitor contractor performance, quality of work, safety compliance, and adherence to agreed timelines.</p></li><li><p>Maintain records of all maintenance works, service reports, warranties, contracts, and building assets.</p></li></ul><p><strong>4. Utilities & Building Services</strong></p><ul><li><p>Monitor and manage electricity, water, air-conditioning, and other building utilities.</p></li><li><p>Review utility consumption and identify abnormal usage, leakage, wastage, or efficiency issues.</p></li><li><p>Coordinate directly with utility and service providers for faults, maintenance, upgrades, and service requirements.</p></li><li><p>Oversee housekeeping, waste management, pest control, landscaping, security, and other building support services.</p></li><li><p>Ensure all areas of the property are maintained according to company standards.</p></li></ul><p><strong>7. Security & Building Access</strong></p><ul><li><p>Oversee building security and access requirements in coordination with internal security personnel.</p></li><li><p>Manage contractor, visitor, delivery, and service-provider access in accordance with company and JAFZA procedures.</p></li><li><p>Ensure CCTV, access control, gates, barriers, and other security-related systems remain operational.</p></li><li><p>Coordinate immediate action regarding building security incidents or access-related concerns.</p></li></ul><p><strong>8. <p>Review the materials proposed by the design consultant(s) and propose alternatives to improve quality, future maintenance, safety, and cost-effectiveness.</p>
<p>Review the change requests/variations submitted by the design consultant(s).</p>
<p>Inform themselves of the relevant quality, environmental, safety, and occupational health policies, manuals, and procedures within the company and ensure continued compliance with these requirements while employed.</p>
