Our client is looking to hire a high-performance, experienced real estate professional to manage buy-sell property investments for a private family office. The role focuses on identifying undervalued opportunities, executing acquisitions efficiently, and driving profitable exits across Dubai’s residential and selected commercial property markets.
ROLE SUMMARY
• Source on-market/off-market deals (ready, off-plan, land, select commercial as applicable) with a clear profitable resale plan
• Run the full transaction cycle: opportunity screening, valuation, negotiation, due diligence, conveyancing coordination, and closing.
• Drive the exit: pricing strategy, marketing, broker management, buyer pipeline, negotiation, and completion.
• Maintain full documentation, compliance, reporting, and inventory dashboards for all assets and transactions.
KEY RESPONSIBILITIES
A) Deal Sourcing & Market Intelligence
• Build and maintain a real-time pipeline of opportunities across priority areas (Dubai and UAE).
• Leverage relationships with top brokerages, developer sales teams, and key market players to access best deals early.
• Identify distressed, motivated-seller, and mispriced listings; uncover off-market inventory.
• Track developer launches, payment plans, handover schedules, and secondary market velocity.
• Maintain a comparable-sales database and weekly market brief for the Chairman.
B) Underwriting, Valuation & Deal Approval Packs
• Underwrite each opportunity: purchase price, costs, fees, holding period, exit price assumptions, and downside risk.
• Prepare concise deal memos for approval: thesis, comps, risk, strategy, timeline, and expected ROI.
• Build sensitivity scenarios (base / best / downside) and define walk-away thresholds.
• Confirm service charges, DLD fees, agent commissions, Oqood/registration costs, and any developer penalties.
C) Acquisition Execution (Buy Side)
• Coordinate viewings, inspections, and document collection; verify ownership/title, payment status, and restrictions.
• Negotiate hard on price and terms: manage offer strategy and counteroffers.
• Coordinate with brokers, trustees, conveyancers, banks (if applicable), and developers for smooth closing.
• Ensure compliance with DLD / RERA / trustee office processes and timelines.
• Maintain a clear closing checklist and ensure funds, NOCs, and documents are ready before transfer.
D) Asset Packaging, Marketing & Sales (Sell Side)
• Create a sell plan before buying: target buyer, best exit channel, timing, and marketing requirements.
• Appoint and manage brokers as a performance-driven network (KPIs, reporting cadence, exclusivity only when justified).
• Prepare listing materials: photography, floor plans, key selling points, ROI angles, and competitor positioning.
• Run pricing strategy and negotiations to maximize net proceeds; manage buyer qualification and deal progression.
• Coordinate sale execution through to transfer; ensure all paperwork and approvals are completed accurately.
E) Reporting, Dashboards & Family Office Controls
• Maintain an inventory master file for all properties: acquisition cost, total cost, market value, listing status, and P&L.
• Produce weekly dashboards with tables and charts: pipeline, conversions, days-on-market, and realized/unrealized gains.
• Track all transaction expenses and reconciliations (fees, commissions, staging, minor works, marketing).
• Maintain a complete digital deal room per property: IDs, contracts, NOCs, receipts, trustee forms, approvals.
F) Compliance & Regulations (UAE)
• Operate within RERA / DLD rules, advertising requirements, trustee office processes, and developer resale policies.
• Stay current on market regulations, mortgage rules (if relevant), and any changes impacting transactions.
• Ensure accurate documentation, ethical conduct, and full confidentiality.
SUCCESS METRICS (KPIS)
• Quality of pipeline: number of viable deals sourced per month that meet ROI requirements.
• Speed to execution: time from approval to closing; ability to transact without delays.
• Profitability: net profit per deal; overall portfolio ROI; hit rate versus underwriting.
• Exit performance: days on market, buyer pipeline strength, negotiation outcomes.
• Reporting discipline: weekly dashboards delivered on time, accurate, and decision-ready.

• 5+ years in Dubai/UAE real estate (brokerage, developer sales, investments, or transactions) with proven buy-sell deal execution.
• Deep, practical knowledge of Dubai secondary and off-plan markets, pricing, communities, and transaction processes.
• Strong relationships with major brokerages and developers; ability to access deals early.
• Hands-on experience with RERA/DLD procedures, trustee transfer processes, NOCs, and typical documentation.
• Advanced Excel/Google Sheets skills for costings, ROI models, inventory tracking, and charts.
• Excellent negotiation and stakeholder management skills; calm under pressure.
• High integrity, confidentiality, and reliability (family office environment).
PREFERRED
• Experience managing multiple transactions simultaneously (pipeline + active closings + active listings).

• Experience with light value-add (minor renovation/staging) and fast resale execution.
• Arabic is a plus; strong professional English is required.

With cash payments, it is likely that change will be returned to our guests; therefore, a house bank should be issued to provide change. The house bank should be maintained at full value at all times and the responsibility of the Outlet Manager/ Front Office Manager. Shortages of more than US$5 (or equivalent) should be paid into the General Cashier within one business day. At the end of each shift, each outlet/Front Office Cashier should place the cash sales for the shift in a remittance funds envelope. The front of the envelope should give a clear breakdown of the money being remitted and all envelopes should be deposited into the Cash drop safe located next to Security Office on Ground floor All daily 'drops' should be logged in Daily Cash Drop Sheet in Security Office witnessed, verified on the log sheet against each envelope entry and signed by a Security Officer. The drop safe will be cleared each morning by the General Cashier in the presence of Security Officer according to Daily Cash Drop Sheet Each Envelope will be checked by the General Cashier who will read the cash value written on the envelope and compare number of envelopes upon collection witnessed by Security Officer. When settling a guest check by credit card, colleagues should check the following: The signature on the charge card is the same as that on the credit card; The card is valid in terms of expiry date; The card is valid in terms of the credit card company’s list of stolen or stopped cards; and The total of the transaction equals to the total of the check and the amount of tip which the guest has decided to add. When our guest settles the check to a room, F&B colleagues must visually verify that the name on the check agrees with the name on the display. If the name is hard to verify, a second proof of identification is required. When our guest tries to settle the check using a personal or company cheque, we need to inform the guest that in an F&B outlet, personal or company cheques are not accepted as a form of settlement. When our guest presents foreign currency to settle the check in F&B outlet, he/she should be kindly advised to exchange it at Front Desk and pay by local currency – UAE dirhams. Sky High HR Solutions is seeking an experienced Sales Manager – Mechanical to drive business growth by promoting mechanical engineering products and services, developing strategic client relationships, and achieving sales targets across the UAE.<br>The ideal candidate will have a strong engineering background, proven business development experience, and extensive exposure to EPC contractors, industrial clients, and engineering projects.<br>Key Responsibilities Promote mechanical products and services to EPC contractors, End Users, Integrators, and industrial clients. Develop new business opportunities while expanding existing customer relationships. Achieve agreed sales, turnover, invoicing, profitability, and business development targets. Prepare sales forecasts, reports, and business development plans. Support project opportunities and coordinate with internal engineering teams to maximize business potential. Cross-sell the company's engineering product portfolio. Work closely with Procurement and Finance to ensure smooth execution of customer orders.
