Position: Senior Manager – Asset Management Location: Abu Dhabi Department: Asset Management<br>Job Purpose:The Senior Manager – Asset Management supports the management of the Asset Management function to deliver a growing recurring income base across five key asset classes: Retail, Hospitality, Leisure/Entertainment, Sports, and Commercial facilities. The role is responsible for optimizing asset performance, driving strategic initiatives, and ensuring operational excellence across the portfolio. Key Responsibilities:Support the business head in developing a business plan aligned with the corporate strategy. Monitor and achieve Asset Management strategic scorecard KPIs and targets for the assigned portfolio. Full P&L accountability to maximize performance of assigned real estate assets. Lead the development of asset strategies and action plans to enhance asset value and NOI for investment properties, including market analysis, benchmarking, and project positioning. Review and challenge financial and operational targets; manage routine operations conducted by affiliated or third-party property managers. Lead negotiations with external parties and service providers, ensuring compliance with operational standards and regulations. Conduct monthly business review meetings with asset operators. Design and implement cross-segment initiatives , strategies; monitor their performance periodically. Monitor asset quality and standards, developing action plans to align or enhance performance. Provide inputs to the Development team on new assets and masterplans; review project briefs and business plans. Pressure-test key assumptions and recommend adjustments to ensure feasibility and profitability. Conduct asset and masterplan feasibility studies; recommend portfolio strategy in partnership with Development Management. Coordinate with Design & Delivery and other stakeholders for asset openings. Liaise with internal stakeholders (development, marketing, facility management, finance, legal, procurement) and external stakeholders (operators, property managers). Conduct detailed annual asset valuations of the assigned portfolio. Negotiate effectively with investors, corporate entities, and third-party vendors. Coach and develop team members to foster professional growth. Qualifications & Experience:Master’s Degree in Business Administration (CFA/CA is a plus). Minimum 10+ years of experience managing multi-class real estate portfolios. At least 3+ years of relevant experience in the Middle East. Demonstrated ability to develop and implement successful asset strategies. In-depth knowledge of GCC real estate market dynamics and regulatory environment. Strong financial and operational capabilities; experience with feasibility studies preferred. Excellent interpersonal, leadership, and team collaboration skills. Proven ability to liaise, influence, and interact effectively with senior executives and stakeholders.
