Construction Project Director / Senior Project Manager (Luxury Villas)<br>We are seeking an accomplished Project Director / Senior Project Manager to lead the delivery of prestigious luxury residential villa developments across the UAE. This opportunity is ideal for a highly motivated construction professional with mandatory, hands-on experience delivering high-end luxury villa projects from concept and design coordination through construction, commissioning, and final handover.<br>Please note: Candidates must have proven experience managing luxury villa projects. Develop and implement project execution strategies aligned with programme, commercial, and quality objectives. Direct multiple concurrent high-end residential developments while ensuring successful project delivery. Oversee planning, design coordination, procurement, construction, commissioning, and close-out activities. Monitor project performance, identify risks, and implement effective mitigation strategies.<br>Construction Management Manage all site operations to ensure compliance with approved drawings, specifications, contractual requirements, and project milestones. Coordinate with architects, consultants, engineers, subcontractors, suppliers, and regulatory authorities throughout the project lifecycle. Resolve technical, operational, and construction challenges proactively. Ensure compliance with UAE building regulations, authority approvals, and industry best practices.<br>Commercial & Contract Management Monitor project budgets, cash flow, cost forecasts, and financial performance. Manage contract administration, subcontractor agreements, variations, claims, and commercial negotiations. Identify opportunities for value engineering and cost optimization without compromising quality or delivery timelines. Prepare project performance reports and provide commercial updates to senior leadership.<br>Client & Stakeholder Management Serve as the primary point of contact for clients, consultants, and key project stakeholders. Build and maintain strong client relationships through proactive communication and exceptional project delivery. Lead project progress meetings, executive presentations, and stakeholder reviews. Ensure client expectations are consistently exceeded throughout every project phase.<br>Quality, Safety & Compliance Drive the implementation of robust Quality Assurance (QA) and Quality Control (QC) systems. Ensure exceptional luxury finishing standards are achieved across all construction phases. Oversee inspections, snagging, testing, commissioning, and final project handover. Ensure full compliance with UAE health, safety, environmental, and regulatory requirements.<br>Leadership & Team Development Lead multidisciplinary teams comprising project managers, engineers, quantity surveyors, site managers, and subcontractors. Mentor and develop project teams while fostering a culture of collaboration, accountability, and continuous improvement. Promote high-performance standards across all project functions.<br>Candidate Profile The successful candidate will possess:Minimum 15 years of construction industry experience. At least 10 years in Project Management delivering luxury residential developments. Extensive experience managing high-end villa projects from concept through completion and handover. Proven success delivering large-scale residential developments within the UAE or GCC. Strong understanding of project planning, design coordination, procurement, construction management, commissioning, and client handover. Experience working primarily with reputable main contracting companies. Stable career history, including a minimum four-year tenure with at least one employer. Key Responsibilities • Manage end-to-end leasing activities for residential, commercial, and/or retail properties • Develop and implement leasing strategies to maximize occupancy and rental income • Identify and secure prospective tenants in line with business targets • Conduct property viewings and coordinate with brokers and agents • Negotiate lease terms, rental rates, renewals, and amendments • Prepare, review, and finalize lease agreements and related documentation • Ensure full compliance with UAE real estate laws and regulations • Handle registrations and approvals with relevant authorities including Wasl (DREC), DLD, DDA, Ejari, Trakheesi, etc. • Manage lease renewals, expiries, and vacancy tracking • Monitor market trends, rental benchmarks, and competitor activity • Maintain accurate leasing records, reports, and databases • Coordinate with legal, finance, and property management teams • Manage relationships with brokers, agents, and third-party leasing consultants • Act as the main point of contact for tenants on leasing matters • Resolve tenant leasing-related issues and disputes in a timely manner Qualifications & Experience • Bachelor’s degree • Minimum 5–7+ years of relevant property leasing experience in the UAE • Proven experience handling commercial, retail, and/or residential leasing • Strong understanding of UAE real estate laws and leasing procedures • Practical experience dealing with Wasl, DLD, DDA, Ejari, and related authorities • Proficiency in Microsoft Office (Word, Excel, Outlook, PowerPoint) • UAE Driving License</p><p>Skills Required Core Skills • Strong negotiation and deal-closing skills • Excellent verbal and written communication skills • Sound knowledge of UAE real estate market dynamics • Ability to structure and evaluate lease terms and commercial proposals Professional & Technical Skills • Lease documentation and contract management • Regulatory compliance and authority coordination • Financial analysis of rental income, yields, and leasing KPIs Leadership & Behavioral Skills • Ability to work independently and manage multiple properties • Problem-solving and conflict resolution abilities • High level of professionalism, integrity, and confidentiality Preferred / Advantageous • RERA certification • Experience managing large or mixed-use property portfolios • Established broker and tenant network in the UAE market</p>

Construction Superintendent must be contractually aware, identifying changes in project scope and formally notifying the Subcontracts Manager before implementation.</span></li><li><span>Supports Construction Manager / Engineer in finalizing technical decisions.</span></li><li><span>Takes ownership of safety; reviews Subcontractor HSSE plans and instigating required changes. Oversee/conduct toolbox talk before commencement of work, briefing about the risks involved and the mitigation measures to be taken. Inspect the jobsite daily to confirm that housekeeping standards are met and takes immediate action if standards are not being met. Encourage the subcontractor and subordinates to report all near misses, unsafe acts etc.</span></li><li><span>Verify ITP’s and QCP’s are in place before commencement of work and responsible to ensure that the work correctly executed the first time. Construction Superintendent must understand project quality requirements.
