Administrator - Property & Asset Management<br>The Administrator – Property & Asset Management supports the smooth day-to-day administration of assigned properties by ensuring documentation, records, and routine processes are handled accurately and on time. The role exists to provide reliable operational support, so residents, owners, and internal teams experience consistent and well-organized service delivery.<br>Key Elements / Tasks<br>Maintain a thorough knowledge of the assigned community, building ordevelopment including the standard layouts, unit mix, amenities and pricing structure.<br>Achieve the annual targeted revenue from the residential property portfolioupdating the Accounts Receivables Report weekly for Owner’s books and to determine company's revenue.<br>Receive the offer letter and the Letter of Undertaking (not to sub-lease and abide by the community guidelines) from Leasing following completion of due diligence process on all new tenants; review their supporting mandatory documents to ensure they have a minimum of one month’s validity.<br>Handle the issuance of new tenancy contracts, short-term extensions, transfer of Lease, renewals and termination of contracts (break-lease) for an assignedresidential portfolio and submit to the supervisor for verification.<br>Ensure the property/unit is ready and available for occupation before any newlease is issued, by reviewing the Check-Out Inspection Report and validating with the Property Manager to ensure the remedial works have been completed satisfactorily.<br>Obtain preliminary approval from respective Property Manager and Owner/ Landlord if applicable before preparation of the lease.<br>Attest the tenancy contract in the Gov system (Tawtheeq/Ejari/Other) via the system link from ERP System and collect service fees from tenants.<br>Ensure there are no delays in issuing tenancy contracts due to delays in payment or non-receipt of administration charges and that 100% of collection of rental income, security deposits, and administration charges is undertaken within the defined timeframe.<br>Experience & Skills Minimum 1–2 years’ experience in administration, customer service, or property-related roles.
