Construction Project Director / Senior Project Manager (Luxury Villas)<br>We are seeking an accomplished Project Director / Senior Project Manager to lead the delivery of prestigious luxury residential villa developments across the UAE. This opportunity is ideal for a highly motivated construction professional with mandatory, hands-on experience delivering high-end luxury villa projects from concept and design coordination through construction, commissioning, and final handover.<br>Please note: Candidates must have proven experience managing luxury villa projects. Oversee planning, design coordination, procurement, construction, commissioning, and close-out activities. Monitor project performance, identify risks, and implement effective mitigation strategies.<br>Construction Management Manage all site operations to ensure compliance with approved drawings, specifications, contractual requirements, and project milestones. Coordinate with architects, consultants, engineers, subcontractors, suppliers, and regulatory authorities throughout the project lifecycle. Resolve technical, operational, and construction challenges proactively. Ensure compliance with UAE building regulations, authority approvals, and industry best practices.<br>Commercial & Contract Management Monitor project budgets, cash flow, cost forecasts, and financial performance. Manage contract administration, subcontractor agreements, variations, claims, and commercial negotiations. Identify opportunities for value engineering and cost optimization without compromising quality or delivery timelines. Prepare project performance reports and provide commercial updates to senior leadership.<br>Client & Stakeholder Management Serve as the primary point of contact for clients, consultants, and key project stakeholders. Build and maintain strong client relationships through proactive communication and exceptional project delivery. Lead project progress meetings, executive presentations, and stakeholder reviews. Ensure client expectations are consistently exceeded throughout every project phase.<br>Quality, Safety & Compliance Drive the implementation of robust Quality Assurance (QA) and Quality Control (QC) systems. Ensure exceptional luxury finishing standards are achieved across all construction phases. Oversee inspections, snagging, testing, commissioning, and final project handover. Ensure full compliance with UAE health, safety, environmental, and regulatory requirements.<br>Leadership & Team Development Lead multidisciplinary teams comprising project managers, engineers, quantity surveyors, site managers, and subcontractors. Mentor and develop project teams while fostering a culture of collaboration, accountability, and continuous improvement. Promote high-performance standards across all project functions.<br>Candidate Profile The successful candidate will possess:Minimum 15 years of construction industry experience. At least 10 years in Project Management delivering luxury residential developments. Extensive experience managing high-end villa projects from concept through completion and handover. Proven success delivering large-scale residential developments within the UAE or GCC. Strong understanding of project planning, design coordination, procurement, construction management, commissioning, and client handover. Experience working primarily with reputable main contracting companies. Stable career history, including a minimum four-year tenure with at least one employer. Raise MR for all preliminary items, tools, and equipment for SITE setup and hand them over to the Project Manager.
Collect Mall permits and coordinates with mall security for site access to labor pass, delivery, etc.
Manpower request for each activity to be identified and send it to the project manager
Start setting out at SITE as per approved shop drawing and notify any changes to project manager before starting work along with the general carpenter.
Coordinate with the project manager for all the set-out at the site and start the work after confirmation as per sequence advice by the project manager.
Allocate each category of labor and explain the work as per drawing and monitor the work at regular intervals
Study shop Drawing Equipment marks the identity of each area at the site including the final finishes
Co-ordinate with all internal departments and explain the work as per the program of work and inspection schedule advised by the project manage
Any issues at the site are to be highlighted to project manager and get resolved at the earliest. Conduct toolbox talks with internal laborers and sub-contractors labor to make sure to follow HSE policy.
Monitor all the delivered items, tools, and equipment at the site on daily basis.
If any tools or equipment are ideally at the site it has come to be returned and need to the store immediately.
Coordinate with Mall management and make sure proper toilet facilities and eating areas are for laborers.
Maintain good relations with all sub-contractors and mall management team for smooth execution of the project
Co-ordinate with store /logistics for materials to deliver to the site on time.
Check everyday manpower allocation issued by the management and if any issues inform the project manager.
Check and verify the quality of each activity with the help of the department head at regular intervals. If any major issue is noticed inform the project manager immediately.
Coordinate with each department and communicate site measurements, and site conditions on daily basis.
Maintain Delivery notes, Labor attendance throughout the project.
