Job Title Finance Manager – Real Estate<br>Position Overview We are seeking an experienced and commercially focused Finance Manager to oversee the organisation's finance operations while supporting the commercial, sales, and customer lifecycle within a real estate environment. The ideal candidate must have strong UAE experience in real estate development, with excellent knowledge of Sales Purchase Agreements (SPA), CRM systems, Salesforce, escrow management, project accounting, revenue recognition, customer collections, and financial reporting. The successful candidate will work closely with the Sales, CRM, Legal, Customer Service, and Project teams to ensure financial accuracy throughout the customer journey—from booking through handover.<br>Key Responsibilities<br>1. Sales Purchase Agreement (SPA) Management Review and validate Sales Purchase Agreements (SPA) before execution. Ensure SPA financial terms align with approved pricing, payment plans, and company policies. Monitor customer payment schedules as per SPA milestones. Coordinate with Legal and Sales teams on SPA amendments and financial implications. Verify booking amounts, instalment schedules, rebates, incentives, and discounts. Support contract cancellations, transfers, and SPA revisions. Ensure proper revenue recognition based on executed SPAs.<br>2. CRM & Sales Accounting Coordination Work closely with Salesforce CRM or similar real estate systems to monitor sales transactions and customer payment status Reconcile CRM sales data with accounting records and ERP systems Track instalment schedules, booking status, and customer payment history Generate financial and operational reports related to:Sales collections Outstanding balances Broker/agent commissions Revenue tracking Coordinate with sales, collections, and finance teams to ensure data accuracy Support automation and tracking of commission calculations and invoice monitoring<br>3. Customer Collections & Receivables Track customer receivables including booking amounts, instalment collections, and post-handover payments Monitor overdue payments and coordinate with collection teams for follow-up Maintain proper documentation for all customer financial transactions Prepare aging reports for customer receivables and payables Perform customer and vendor account reconciliations regularly<br>4. Finance and Project Escrow Account Management Lead the overall finance and accounting function of the organisation. Monitor profitability, project performance, and cash flow. Provide financial insights and recommendations to senior management. Monitor escrow accounts and project cash movements. Monitor development expenditure and project cash utilisation. Monitor project cash flow and operational fund requirements Assist in payment processing and fund allocation Review payment approvals and treasury operations. Coordinate with banks regarding project financing and guarantees.<br>5. VAT & UAE Compliance Ensure proper VAT treatment for real estate transactions in accordance with UAE regulations Verify supplier invoices and tax invoices for VAT compliance Support preparation of VAT workings and reconciliations Maintain audit-ready financial records and supporting documentation Knowledge of RERA procedures, AML compliance, and UAE real estate regulations<br>Requirements & Qualifications Bachelor's Degree in Finance, Accounting, Commerce, or related field. CPA, CA, ACCA, CMA, or equivalent professional qualification is an additional advantage. Minimum 12–15 years of finance experience, including 5–8 years in UAE real estate development. Strong knowledge of Sales Purchase Agreements (SPA) and developer finance operations. Hands-on experience with Salesforce and other real estate CRM platforms and ERP Systems. Experience in customer collections, receivables management, and payment plans. Strong knowledge of escrow account management and project accounting. Experience in revenue recognition under IFRS. Strong analytical, leadership, communication, and stakeholder management abilities.<br>Preferred Profile Experience with leading UAE real estate developers. Strong exposure to off-plan property sales and developer operations. Expertise in Salesforce CRM reporting. Experience managing finance for multi-project and multi-entity organisations.
