Coordinate and manage relationships with third-party maintenance contractors (AC, plumbing, electrical, appliances, pest control, etc.): scheduling call-outs, tracking job status, and following up until close-out. Hold third-party contractors accountable to response-time and quality standards; escalate underperforming vendors to the Operations Manager. Directly supervise the in-house maintenance team for smaller, routine tasks handled internally (e.g. minor fixes, basic repairs, non-specialist work), ensuring efficient use of in-house capacity before defaulting to a third party.
