Coordinate and manage relationships with third-party maintenance contractors (AC, plumbing, electrical, appliances, pest control, etc.): scheduling call-outs, tracking job status, and following up until close-out. Hold third-party contractors accountable to response-time and quality standards; escalate underperforming vendors to the Operations Manager. Directly supervise the in-house maintenance team for smaller, routine tasks handled internally (e.g. minor fixes, basic repairs, non-specialist work), ensuring efficient use of in-house capacity before defaulting to a third party. Ensure rapid response to urgent/guest-impacting maintenance issues, with clear SLAs for resolution time by issue severity, regardless of whether the work is in-house or outsourced. Plan and track preventive maintenance schedules across both in-house tasks and contractor-serviced equipment, to reduce reactive breakdowns and protect asset condition. Verify completed third-party work on-site (or via inspection handoff) before closing out job tickets, and manage any related invoicing/approval paperwork per company procurement policy. Coordinate small local purchases and materials needed for in-house maintenance work, within approved limits and in line with company procurement policy. Maintain accurate records of maintenance history, recurring issues, contractor performance, and unit condition to support long-term capex and refurbishment planning.<br><br><br>Team & Coordination<br><br> Directly manage, train, and performance-manage housekeeping and maintenance staff, including onboarding new hires. Escalate recurring or systemic issues, resourcing gaps, or budget needs to the Operations Manager in a timely manner.
