الأداء بما يضمن استمرارية الأعمال ورفع كفاءة المرافق. 5.إدارة العقود والاتفاقيات الخاصة بالمرافق والخدمات الفنية من خلال الإشراف على إعداد نطاقات العمل والمواصفات الفنية لعقود الصيانة والتشغيل والخدمات المساندة ومتابعة أداء المتعاقدين وتقييم جودة الخدمات المقدمة والتحقق من التزامهم بمستويات الخدمة المتفق عليها واتخاذ الإجراءات التصحيحية اللازمة. 6.ضمان الامتثال لمتطلبات الصحة والسلامة المهنية والبيئة من خلال التعاون مع الجهات المختصة لتطبيق معايير الصحة والسلامة المهنية والبيئة داخل جميع المرافق والتأكد من الالتزام بمتطلبات الدفاع المدني والجهات الرقابية والإشراف على تنفيذ خطط الطوارئ والإخلاء وإدارة الأزمات. 7.الإشراف على تشغيل وصيانة البنية التحتية للمرافق وضمان التشغيل المستمر والفعال لأنظمة البنية التحتية والخدمات الهندسية بما يشمل أنظمة الكهرباء والمياه والتكييف والتهوية والمصاعد والإضاءة ومتابعة جاهزيتها؛ واعتماد برامج الصيانة الوقائية ومراجعة تقارير تحليل الأعطال المتكررة وذلكلضمان استمرارية الخدمة ورفع كفاءة التشغيل. 8.الإشراف على تنفيذ وتطوير مبادرات الاستدامة وكفاءة استخدام الموارد وتطوير وتنفيذ برامج ترشيد استهلاك الطاقة والمياه وتحسين كفاءة الموارد من خلال مراقبة مؤشرات استهلاك الطاقة والمياه، وتحليل البيانات التشغيليةواقتراح الحلول والتقنيات المستدامة التي تسهم في خفض التكاليف التشغيلية ودعم أهداف الاستدامة البيئية للهيئة. 9.إدارة الأصول والمرافق من خلال الإشراف على متابعة تسجيل وتوثيق الأصول العقارية والتجهيزات والمعدات التابعة للهيئة والأنظمة الرقمية المعتمدة وضمان تحديث بياناتها وإدارة دورة حياتها والتأكد من تنفيذ أعمال الجرد الدوري وفق السياسات المعتمدة. 10.الإشراف على الامتثال للمعايير الهندسية ومتطلبات الجودة المؤسسيةمن خلال تطوير أدلة ومعايير إدارة المرافق والمنشآت ومراجعة التصاميم والمواصفات الفنية للمشاريع والعقود وإجراء عمليات المراجعة الدورية لضمان الالتزام بأفضل الممارسات والمعايير الحكومية المعتمدة. 11.الإشراف على تجهيز وتأثيث المرافق ومواقع العمل والمكاتب والمرافق الجديدة من خلال تخطيط المساحات المكتبية وتحديد الاحتياجات التشغيليةوتطوير بيئة العمل بما يتوافق مع متطلبات الجهات التنظيمية ومتابعة توزيع الأثاث والمعدات واستغلال المساحات بكفاءة. 12.الإشراف على خدمات الأمن والحراسة وحماية الأصول والمرافقمن خلال متابعة أداء شركات الأمن ومراقبة أنظمة التحكم بالدخول والخروج وأنظمة المراقبة الأمنية ومتابعة إجراء التقييمات الدورية للمخاطر لضمان سلامة المرافق والموجودات. 13.إدارة المخاطر واستمرارية الأعمال المتعلقة بالمرافق من خلال تحديد وتقييم المخاطر التشغيلية والفنية المرتبطة بالمرافق والمنشآت والعمل على وضع خطط المعالجة والاستجابة وضمان جاهزية المرافق لدعم استمرارية الأعمال وتقديم الخدمات دون انقطاع. 14.إدارة عمليات التحول الرقمي وتطبيق الحلول الذكية في إدارة المرافق من خلال تبني أنظمة إدارة المرافق المحوسبة (CAFM) وتقنيات المباني الذكية وإنترنت الأشياء وتحليل البيانات التشغيلية لدعم اتخاذ القرار وتحسين كفاءة الخدمات وذلك بالتعاون مع إدارة التحول الرقمي والتقنيات المستقبلية. 15.تعزيز الشراكات والتنسيق مع الجهات الحكومية والخدمية ذات العلاقةمن خلال إدارة العلاقات التشغيلية مع الجهات التنظيمية ومزودي الخدمات والبلدية والدفاع المدني والجهات الخدمية الأخرى ومتابعة متطلبات التصاريح والاعتمادات ومستدامة وفعالة تدعم استمرارية الأعمال وتحقيق الأهداف الاستراتيجيـة للهيئة. المسؤوليات والواجبات القيادية الشؤون الاستراتيجية ·وضع و اعتماد الخطط والأهداف التشغيلية الخاصة بقسم بقسم المرافق والمنشآت بما يتماشى مع الخطط الاستراتيجية للإدارة وبما يتفق مع إجراءات و سياسات هيئة تنمية المجتمع. ·تطوير و اعتماد السياسات والإجراءات بهدف تحسين مرافق ومنشآت هيئة تنمية المجتمع بما يضمن توفير بيئة عمل آمنة ومستدامة. ·إعداد الخطط التشغيلية واعتمادها لشركات التعهيد وموفري خدمات الصيانة والحراسة والتنظيف والضيافة بهدف تحسين بيئة العمل في الهيئة. ·إعداد ومتابعة تطبيق سياسات وضوابط الصحة والسلامة المهنية في المرافق والبيئة الواجب مراعاتها عند استخدام الموظفين للمرافق والمنشآت والمباني التابعة لها. الشؤون المالية ·إعداد الميزانية السنوية لقسم المرافق والمنشآت والحصول على الإعتمادات اللازمة ومتابعة التنفيذ لضمان الاستخدام الصحيح بالتماشي مع السياسات المالية. ·تقدير الاحتياجات المالية السنوية ومتابعة الإنفاق الفعلي وتحليل التكاليف التشغيلية واقتراح فرص التحسين وترشيد المصروفات بما يحقق الكفاءة المالية. التطوير ·بث روح القيادة، وإدارة الموظفين وتحفيزهم ووضع أهداف لهم، واستعراض أداء الموظفين، والتوصية بالبرامج التدريبية الملائمة، وتقديم المشورة بشأن إدارة الموارد لموظفي قسم المرافق والمنشآت بهدف تحقيق الأهداف العامة للإدارة والهيئة. المسؤوليات والواجبات التشغيلية 1.دراسة الاحتياجات الحالية والمستقبلية للمباني والمساحات التشغيلية وإعداد الخطط طويلة المدى لتطوير المرافق واستغلال المساحات بكفاءة، بما يدعم النمو المؤسسي والتوسع المستقبلي للهيئة بناءً على الخدمات والمبادرات والمشاريع الاستراتيجية المتوقعة. 2.إدارة مشاريع تطوير وتأهيل وتطوير المباني والمنشآت بدءاً من تحديد الاحتياجات وإعداد المتطلبات الفنية ومراجعة التصاميم وحتى الإشراف على التنفيذ والاستلام النهائي وفق المواصفات والمعايير الحكومية المعتمدة. 3.إدارة مشاريع تطوير وتأهيل وتوسعة المباني والمنشآت، بدءاً من تحديد الاحتياجات وإعداد المتطلبات الفنية ومراجعة التصاميم، وصولاً إلى الإشراف على التنفيذ والاستلام النهائي وفق المواصفات والمعايير الحكومية المعتمدة. 4.الإشراف على تنفيذ برامج الصيانة الوقائية والدورية والتصحيحية للمباني والأنظمة الفنية ومتابعة معالجة الأعطال الفنية وفق الأطر الزمنية المعتمدة من خلال متابعة تنفيذ الخطط الدورية للصيانة عبر الأنظمة الإلكترونية المعتمدة وإجراء الزيارات الميدانية الدورية ومراقبة مؤشرات الأداء بما يضمن استمرارية الأعمال ورفع كفاءة المرافق. 5.إدارة العقود والاتفاقيات الخاصة بالمرافق والخدمات الفنية من خلال الإشراف على إعداد نطاقات العمل والمواصفات الفنية لعقود الصيانة والتشغيل والخدمات المساندة ومتابعة أداء المتعاقدين وتقييم جودة الخدمات المقدمة والتحقق من التزامهم بمستويات الخدمة المتفق عليها واتخاذ الإجراءات التصحيحية اللازمة. 6.ضمان الامتثال لمتطلبات الصحة والسلامة المهنية والبيئة من خلال التعاون مع الجهات المختصة لتطبيق معايير الصحة والسلامة المهنية والبيئة داخل جميع المرافق والتأكد من الالتزام بمتطلبات الدفاع المدني والجهات الرقابية والإشراف على تنفيذ خطط الطوارئ والإخلاء وإدارة الأزمات. 7.الإشراف على تشغيل وصيانة البنية التحتية للمرافق وضمان التشغيل المستمر والفعال لأنظمة البنية التحتية والخدمات الهندسية بما يشمل أنظمة الكهرباء والمياه والتكييف والتهوية والمصاعد والإضاءة ومتابعة جاهزيتها؛ واعتماد برامج الصيانة الوقائية ومراجعة تقارير تحليل الأعطال المتكررة وذلكلضمان استمرارية الخدمة ورفع كفاءة التشغيل. 8.الإشراف على تنفيذ وتطوير مبادرات الاستدامة وكفاءة استخدام الموارد وتطوير وتنفيذ برامج ترشيد استهلاك الطاقة والمياه وتحسين كفاءة الموارد من خلال مراقبة مؤشرات استهلاك الطاقة والمياه، وتحليل البيانات التشغيليةواقتراح الحلول والتقنيات المستدامة التي تسهم في خفض التكاليف التشغيلية ودعم أهداف الاستدامة البيئية للهيئة. 9.إدارة الأصول والمرافق من خلال الإشراف على متابعة تسجيل وتوثيق الأصول العقارية والتجهيزات والمعدات التابعة للهيئة والأنظمة الرقمية المعتمدة وضمان تحديث بياناتها وإدارة دورة حياتها والتأكد من تنفيذ أعمال الجرد الدوري وفق السياسات المعتمدة. 10.الإشراف على الامتثال للمعايير الهندسية ومتطلبات الجودة المؤسسيةمن خلال تطوير أدلة ومعايير إدارة المرافق والمنشآت ومراجعة التصاميم والمواصفات الفنية للمشاريع والعقود وإجراء عمليات المراجعة الدورية لضمان الالتزام بأفضل الممارسات والمعايير الحكومية المعتمدة. 11.الإشراف على تجهيز وتأثيث المرافق ومواقع العمل والمكاتب والمرافق الجديدة من خلال تخطيط المساحات المكتبية وتحديد الاحتياجات التشغيليةوتطوير بيئة العمل بما يتوافق مع متطلبات الجهات التنظيمية ومتابعة توزيع الأثاث والمعدات واستغلال المساحات بكفاءة. 12.الإشراف على خدمات الأمن والحراسة وحماية الأصول والمرافقمن خلال متابعة أداء شركات الأمن ومراقبة أنظمة التحكم بالدخول والخروج وأنظمة المراقبة الأمنية ومتابعة إجراء التقييمات الدورية للمخاطر لضمان سلامة المرافق والموجودات. 13.إدارة المخاطر واستمرارية الأعمال المتعلقة بالمرافق من خلال تحديد وتقييم المخاطر التشغيلية والفنية المرتبطة بالمرافق والمنشآت والعمل على وضع خطط المعالجة والاستجابة وضمان جاهزية المرافق لدعم استمرارية الأعمال وتقديم الخدمات دون انقطاع. 14.إدارة عمليات التحول الرقمي وتطبيق الحلول الذكية في إدارة المرافق من خلال تبني أنظمة إدارة المرافق المحوسبة (CAFM) وتقنيات المباني الذكية وإنترنت الأشياء وتحليل البيانات التشغيلية لدعم اتخاذ القرار وتحسين كفاءة الخدمات وذلك بالتعاون مع إدارة التحول الرقمي والتقنيات المستقبلية. 15.تعزيز الشراكات والتنسيق مع الجهات الحكومية والخدمية ذات العلاقةمن خلال إدارة العلاقات التشغيلية مع الجهات التنظيمية ومزودي الخدمات والبلدية والدفاع المدني والجهات الخدمية الأخرى ومتابعة متطلبات التصاريح والاعتمادات الفنية بما يضمن استمرارية الخدمات وسرعة إنجاز المتطلبات التشغيلية للمرافق والمنشآت. 16.إعداد ورفع التقارير التشغيلية والاستراتيجية الخاصة بالمرافق والمنشآتمن خلال تحليل مؤشرات الأداء وتقارير الإنجاز ونتائج أعمال الصيانة والتشغيل ومستويات الالتزام التعاقدي، وتقديم التوصيات التطويرية للإدارة العليا لدعم اتخاذ القرارات وتحسين جودة الخدمات. 17.الإلتزام بسياسات وإجراءات أمن المعلومات المعتمدة بالهيئة The Sales Engineer will be responsible for developing new business opportunities, managing strategic customer relationships, promoting LV switchgear and power distribution solutions, and converting qualified opportunities into profitable orders. The role combines strong technical understanding with disciplined account development and commercial execution. The ideal candidate will possess a B.E. or Diploma in Electrical Engineering and demonstrate strong technical acumen combined with disciplined follow-up capabilities. <h2 class="h5">Job description</h2> <div class="t-break" data-jb-field="description"> The purpose of this position is to provide effective engineering and maintenance services covering the rolling stock and maintenance vehicle for Dubai Metro MAIN RESPONSIBILITIES <ul> <li>Assist the Rolling Stock Team Leader in carrying out all level of preventive and corrective maintenance activities and minor modifications on rolling stock including passenger service vehicles, engineering support vehicles, shunting vehicles and wagons.</li> <li>Carry out routine vehicle inspections, inspecting parts for surface defects, changing of consumable items, perform minor repairs and technical cleaning.</li> <li>Perform roles necessary for the management of the safe system of works, including to meet tight maintenance schedules.</li> <li>Test functional performance of electromechanical assemblies using various test instruments, replace, install electrical and electronic parts and hardware in housings or assemblies, align, fit, and assemble component parts, using electronics tools, hand tools, power tools, fixtures, templates, and microscopes.</li> <li>Operate metalworking machines, repair, rework, and calibrate hydraulic and pneumatic assemblies and systems, verify dimensions and clearances of parts to ensure conformance to specifications and to meet operational specifications and tolerances.</li> <li>Perform time sensitive fault diagnostics and component replacement (repair in situ or inside depot) on the rolling stock.</li> <li>Follow the appropriate maintenance procedures and instructions, operating rules and procedures to ensure compliance with the required requirements.</li> <li>Carry out wheel truing of the rolling stock annually or as required using under-floor wheel lathe, perform bogie overhaul at every four and eight years by inspecting and repairing major bogie components such as traction motors, gear-boxes, wheel-sets, and axle boxes in special purpose built workshops.</li> <li>Assist the Rolling Stock Team Leader and/ or other technical support staff to implement complex systems or new projects.</li> <li>To be assigned and rotated to the First Line Response Technicians team when required.</li> <li>Produce and maintain accurate maintenance records of rolling stock, tools and plant machinery performance, work accomplished and other information using a computerized maintenance management system.</li> <li>Perform and carry out duties as instructed/ directed by the Rolling Stock Team Leader and other senior Rolling Stock Maintenance staff</li> <li>Implement and follow Permit To Work process.</li> <li>Perform shift and emergency duties when required.</li> </ul> KNOWLEDGE REQUIRED <ul> <li>Working knowledge in maintaining and repairing car body, bogies and suspension, couplers and draft gears, operators' control, propulsion system, friction brakes, batteries, auxiliary power supply and electrical equipment, car doors and doors control, ventilation and air-conditioning components, train control and monitoring system for rolling stock is desirable.</li> </ul> KEY SKILLS <ul> <li>Must have good eyesight and normal colour vision.</li> <li>Strong mechanical mind, and ability to grasp the complexity of inner workings of rolling stock.</li> <li>Ability to use and calibrate various electrical, electronic and mechanical test equipment and PC for the maintenance of rolling stock.</li> <li>Ability to write simple technical reports, routine business correspondence, prepare method statements and drawings as required.</li> <li>Possess good communication skills and the ability to manage multiple tasks efficiently and work productively in a fast-paced, team-oriented environment.</li> <li>Strong organisational skills, detail oriented, and the ability to handle multiple priorities.</li> <li>Preferably holds a valid UAE driving license with good driving skill and experience.</li> </ul> EXPERIENCE <ul> <li>Prior experience in shunting and driving engineering vehicles and/or locomotives would be a added advantage.</li> </ul> EDUCATIONAL QUALIFCATION <ul> <li>Vocational trade certificate or diploma in electrical or mechanical engineering discipline or equivalent.</li> </ul> </div>

Safely perform highly complex repairs of the physical property, electrical, plumbing and mechanical equipment, air conditioners, refrigeration and pool heaters - ensuring all methods, materials and practices meet company standards and Local and National codes - with little or no supervision.
