<p>This position is intended for candidates currently based in Dubai or able to mobilise at short notice. Valid Dubai Municipality professional accreditation/registration and proven experience on G+14 or higher building projects are mandatory screening requirements. Verifiable certificates and project records must be submitted.</p><p>The Project Manager will represent the main contractor and assume overall responsibility for site delivery of the Confidenial Residences project, with primary emphasis on civil and structural works. The role will coordinate basements, foundations, superstructure, architectural works, MEP interfaces, fit-out handover and project completion. The position is directly accountable for safety, quality, programme, cost, resources, subcontractors and authority approvals, and will serve as the main site interface with the Employer, Consultant, subcontractors, suppliers and relevant authorities.</p><p>Develop the project execution plan, milestones, construction sequence, resource plan and key control points in accordance with the contract, approved drawings, specifications and master programme. Lead weekly, monthly and three-/six-week look-ahead planning, and remain accountable for the critical path, delay risks and recovery measures.</p><p>Direct the execution of excavation, shoring, dewatering, piling, raft foundation, basements, superstructure, post-tensioned slabs, masonry, plastering, waterproofing, roofing and associated civil works. Ensure that methods, sequencing, temporary works, vertical transportation and site logistics are appropriate for high-rise construction.</p><p>Manage C50/C60 high-strength concrete, reinforcement, formwork, post-tensioning and mass-concrete activities. Review mix designs, trials, pour plans, pumping arrangements, temperature control, testing and quality records, and lead the investigation, rectification and close-out of structural deviations, honeycombing, cracking, leakage and other defects.</p><p>Lead the coordination and close-out of shop drawings, materials, mock-ups, method statements, inspection requests, RFIs and non-conformances. Drive interface management between civil works, MEP, façade, aluminium, fit-out and external works to prevent clashes, rework and handover delays.</p><p>Act as the principal site representative in dealings with the Employer, Consultant, Dubai Municipality, Trakhees/DDA, Dubai Civil Defence and other applicable authorities. Coordinate authority inspections, NOCs, stage approvals and final clearances, ensuring that all certificates, permits and corrective actions are completed on time.</p><p>Implement the Project Quality Plan, inspection and test plans, and HSE management system. Ensure subcontractors comply with approved method statements, risk assessments and permit-to-work requirements. Stop unsafe or non-compliant work when necessary and drive rectification, reinspection and formal close-out.</p><p>Manage project budgets, resource allocation, material requirements, plant utilisation, subcontractor capacity, variations and site records. Support the commercial team with quantity verification, payment assessment, claim records, cost forecasting and cash-flow management, and identify and control cost-overrun risks promptly.</p><p>Maintain accurate daily, weekly and monthly reports, meeting minutes, risk registers, decision logs and photographic records. Report actual progress, key issues, resource gaps, required decisions and recovery plans clearly to company management, with full transparency on material risks to time, cost or quality.</p><p>Coordinate testing, commissioning, defect rectification, as-built drawings, operation and maintenance documentation, final authority approvals, sectional handovers and overall completion. Academic and professional documents must satisfy applicable UAE registration, attestation or equivalency requirements.</p><p>Hold valid Dubai Municipality engineering professional accreditation, registration or approval in a category and scope appropriate to the height and main-contract construction scope of this project, covering G+14 or higher buildings. The application must state the certificate category, registration number, approved scope and expiry date, and the original must be presented for verification before appointment.</p><p>Minimum 12 years of building construction and project management experience, including at least 7 years with main contractors in the UAE, preferably Dubai. Must have completed at least one G+14 or higher building project and have served as Project Manager or in an equivalent project-lead role.</p><p>Demonstrated civil- and structural-led delivery experience on high-rise residential, hospitality or mixed-use buildings, including deep excavations, basements, raft foundations, high-strength concrete, post-tensioned structures, vertical transportation, tower cranes and high-rise logistics. Candidates whose experience is limited to MEP or fit-out without substantial structural delivery responsibility will not meet the role requirement.</p><p>Strong working knowledge of Dubai Municipality, Trakhees/DDA and other applicable authority submission, inspection and completion procedures, with the ability to drive NOCs, stage inspections and final approvals independently.</p><p>Proficient in Primavera P6 or Microsoft Project for programme preparation, updating, critical-path analysis and recovery planning. Able to review construction drawings, specifications, method statements, quality documents and subcontractor programmes.</p><p>Fluent written and spoken English, with the ability to chair meetings and prepare formal correspondence and technical reports. Arabic or Chinese language capability is an advantage. Key Responsibilities:Carry out civil and structural inspections in accordance with approved drawings, specifications, method statements, ITPs, and authority requirements. Inspect excavation, reinforcement, formwork, concrete works, blockwork, plaster, screed, waterproofing support works, and related civil activities. Review WIRs and verify that works are ready for inspection before acceptance or comment by the Supervision Consultant. Carry out initial reviews of civil/structural shop drawings, material submittals, method statements, and related technical documents under the direction of the Resident Engineer and provide comments/recommendations for the Resident Engineer’s review. Check materials delivered to site against approved MIRs, specifications, approved samples, and report discrepancies. Monitor workmanship, line, level, tolerance, protection of work, curing, testing, and general compliance with approved procedures. Coordinate with the Contractor’s site team and testing laboratory for sampling, testing, and required inspection records. Identify non-conforming works, quality concerns, and unsafe practices, and report them promptly to the Resident Engineer. Maintain daily site records, inspection notes, photographs, status updates, and follow up close-out of Supervision Consultant’s comments, NCRs, snags, and civil inspection observations.

Join us.<br> <br>Job Description<br> Ensure contractor compliance with project standards, specifications, and approved drawings. Maintain daily records of the contractor’s manpower, equipment, and site activities. Undertake site supervision and inspections as instructed by the Resident Engineer (RE) or Assistant Resident Engineer (ARE). Liaise and follow up daily with the contractor to ensure effective management of resources, health and safety, and equipment. Prepare daily reports for the RE or ARE, including work orders, materials delivery, and daily inspection activities. Follow up and implement site instructions issued by the RE or ARE. Apply and enforce all quality control and quality assurance procedures on site. Perform site measurements and surveying checks, including pipe alignments, levels, and elevations, as required. Coordinate and cooperate with the client project manager during inspections in the presence of the RE or ARE. Monitor contractor QA/QC activities and maintain relevant records. Assist RE and ARE in the preparation of correspondence, reports, and documentation in compliance with contract requirements. Identify site problems and work with the RE or ARE to resolve issues promptly. Monitor the start-up, commissioning, and handover of civil infrastructure works, maintaining records of project milestones. Maintain records of materials tests, inspection reports, and executed works. Conduct audit inspections to verify conformity with contract documents and contractor-submitted plans. Issue Non-Conformance Reports (NCRs) and Site Observation Reports (SORs) for deviations or deficiencies, and follow up on corrective actions. Review Requests for Information (RFIs) and technical submittals from contractors and provide comments/recommendations to RE/ARE. Monitor the contractor’s progress against approved schedules and report delays or potential slippages. Ensure compliance with local authority regulations (RTA, DM, DEWA, etc.) and assist with NOC submissions or inspections if required. Assist in coordination with other disciplines (structural, electrical, mechanical) to ensure proper integration of civil works. Ensure that all site works are conducted in accordance with health, safety, and environmental (HSE) requirements, and report any violations immediately. Participate in site meetings, coordination sessions, and technical discussions with the contractor, RE, ARE, and client representatives. Conduct final inspections and punch list verification prior to project milestones or handover stages. <br>Qualifications<br> Bachelor's Degree or Diploma in Civil Engineering. Minimum 7 years of experience in construction and supervision of roads and infrastructure with at least 5 years of experience in the UAE is mandatory In-depth knowledge of construction practices, building codes, and regulations in the UAE. Strong familiarity with contract documents, detailed drawings, and project specifications.
