Building Supervisor / Building Coordinator<br>Job Type: Full-Time Location: Dubai, UAE<br>About the Role We are looking for a responsible, proactive, and well-organized Building Supervisor / Building Coordinator to oversee daily building operations, tenant coordination, maintenance activities, contractors, cleaning, security, and overall building standards.<br>The ideal candidate should have strong communication and coordination skills, good attention to detail, and the ability to handle operational issues, tenant concerns, and emergencies professionally and efficiently.<br>Building Supervisor – Scope of Work<br>Building Operations· Conduct daily inspections of the building, common areas, parking, entrances, corridors, roof, gym, pool, and other facilities.· Ensure the building remains clean, safe, presentable, and fully operational.· Identify maintenance issues and report them promptly.· Follow up with maintenance teams until issues are fully resolved.· Inspect completed maintenance works and verify the quality of work.· Monitor lighting, air conditioning, plumbing, drainage, elevators, access control, and other building services.· Report leaks, water damage, humidity, cracks, damaged finishes, and safety concerns.<br>Maintenance & Contractor Management· Coordinate access for maintenance teams, technicians, and contractors.· Supervise contractors working within the building premises.· Ensure contractors follow building rules, safety procedures, and access requirements.· Track pending, ongoing, and completed maintenance works.· Escalate urgent, recurring, or unresolved issues to management.· Follow up on preventive maintenance schedules and planned works.<br>Cleaning & Building Appearance· Supervise cleaning staff and monitor their daily performance.· Prepare and monitor cleaning schedules.· Ensure lobbies, corridors, elevators, parking areas, facilities, and external areas are properly maintained.· Monitor waste collection and garbage disposal areas.· Report damage to furniture, signage, walls, doors, glass, landscaping, and other common-area assets.<br>Security & Safety· Coordinate with security personnel regarding daily building operations.· Monitor visitor, contractor, and delivery procedures.· Ensure emergency exits and access routes remain clear.· Identify and report safety hazards immediately.· Monitor compliance with building rules by tenants, visitors, contractors, and service providers.· Assist management and relevant teams during emergencies and incidents.<br>Move-In / Move-Out· Supervise tenant move-in and move-out activities.· Inspect common areas before and after moving activities.· Ensure movers comply with approved timings, access procedures, and building regulations.· Report any damage caused during moving activities.<br>Tenant Support· Attend to tenant complaints and building-related requests.· Visit units when necessary to understand and assess maintenance issues.· Coordinate between tenants, maintenance teams, and contractors.· Maintain professional and courteous communication with residents.· Escalate unresolved or recurring complaints to management.<br>Reporting· Submit daily building inspection and operational updates.· Maintain an updated list of open and pending maintenance issues.· Provide before-and-after photographs of maintenance works when required.· Report Maintain records for keys, access cards, parking allocations, and other building-related items where applicable.<br>Move-In / Move-Out Coordination· Coordinate tenant move-in and move-out requests.· Verify required documents, approvals, and supporting information.· Coordinate with security, maintenance, and other relevant teams.· Ensure move-in and move-out activities comply with building procedures and approved timings.· Maintain records of completed move-in and move-out activities.<br>Key Requirements· Previous experience in building supervision, property management, facility management, or building coordination.· Good knowledge of building operations and maintenance activities.· Strong coordination and communication skills.· Ability to communicate professionally with tenants, contractors, technicians, and management.· Good problem-solving and follow-up skills.· Ability to manage multiple maintenance requests and priorities.· Basic knowledge of HVAC, electrical, We are looking for a Payment Strategy Associate to join our Payment Strategy team. This role is similar to an in-house payments consultant, working closely with merchants to analyze their payment and chargeback data, identify opportunities and risks, and recommend strategies to improve their overall payment performance.<br>The ideal candidate has hands-on experience in chargeback management and payment operations, is comfortable working with data, and can communicate recommendations to merchants and internal stakeholders.<br>You will work across different merchant accounts, payment processors, and payment ecosystems, making this a dynamic role with exposure to a wide range of payment strategies and challenges.<br>Key Responsibilities Analyze merchant chargeback, dispute, pre-dispute alert, and payment data to identify trends, risks, and opportunities. Review and analyze merchant performance across Chargeblast products (Deflections, Alerts, and Recovery) to proactively identify potential payment or chargeback risks. Develop data-driven recommendations to help merchants reduce chargebacks, improve approval and recovery outcomes, and maintain healthy dispute ratios.
