We are seeking an experienced Senior Quantity Surveyor – Pre & Post Contract to join our team. The ideal candidate will have extensive UAE experience in luxury high-rise developments, mixed-use residential and commercial projects, villas, and townhouse developments. This role requires strong expertise in both pre-contract and post-contract commercial management, cost planning, tendering, procurement, and cost control throughout the project lifecycle. Key Responsibilities Pre-Contract Responsibilities Prepare detailed quantity take-offs in accordance with standard methods of measurement. Develop and review Bills of Quantities (BOQs), cost plans, and cost estimates for all stages of project development. Prepare cost estimates for concept, schematic, and detailed design stages. Conduct market research and obtain quotations from suppliers and subcontractors. Analyze drawings, specifications, and tender documentation. Manage tendering processes, including tender preparation, bid evaluation, and tender analysis. Participate in pre-bid meetings and coordinate with design and project teams. Evaluate bids and prepare comprehensive comparison reports. Lead tender evaluations and provide recommendations. Apply value engineering, cost benchmarking, and market intelligence to optimize project costs. Identify commercial risks and recommend cost-effective solutions. Review tender packages to ensure completeness and avoid scope gaps or duplication. Post-Contract Responsibilities Establish, monitor, and manage project budgets and cost-to-completion forecasts. Implement effective cost control mechanisms throughout project execution. Conduct regular Cost vs. Value analysis. Evaluate interim payments, variations, and change orders, including cost and time implications. Review and assess claims, contractual notices, and final accounts. Manage PS/PC items, nominations, and PC rate adjustments in accordance with contract requirements. Prepare monthly cost reports, procurement reports, and management presentations. Monitor budget changes throughout design development and construction phases. Prepare and manage project cash flow forecasts. Review insurance requirements, bonds, and contractual obligations. Maintain accurate commercial records and project documentation. Liaise with consultants, contractors, suppliers, and internal stakeholders to ensure commercial compliance. Manage project close-out activities, including final account settlements.<br><br>Qualifications Bachelor's Degree in Quantity Surveying, Civil Engineering, or a related discipline. Professional membership such as RICS, CIOB, AIQS, or equivalent is an advantage. Experience Requirements Minimum 8–10 years of UAE experience in real estate development and building construction projects. Proven experience working with major real estate developers, main contractors, or consultancy firms in the UAE. Mandatory client-side experience. Extensive experience in luxury high-rise, mixed-use, residential, commercial, villa, and townhouse projects. Strong knowledge of current UAE construction market rates and material costs<br>.

The QS will work closely with the client, consultants, contractors, and project stakeholders to ensure that all financial aspects of the project are accurately tracked and that costs remain within budget. Experience working on roads and infrastructure works will be highly valued.<br>We envisage success in this role to include:Managing and controlling the project budget and providing regular cost reports to the client and project team. Ensure that the project is delivered within the approved budget and cost expectations. Overseeing the preparation of procurement documents, tendering processes, and contractor selection. Ensure that all procurement activities are in line with project objectives, timelines, and budget. Implementing and managing FIDIC contracts, including reviewing contract conditions, managing variations, and ensuring compliance with contract terms. Resolve any disputes related to contracts, and handle claims and negotiations. Preparing detailed cost estimates, including material and labor costs, for different stages of the project. Analyze and advise on costs related to construction methods, resource requirements, and schedule impacts. Maintaining accurate records of all financial transactions, including cost reports, payments, and contractor claims. Prepare periodic reports for senior management and the client. Managing the assessment, evaluation, and negotiation of project changes and variations. Ensure that changes are appropriately documented and that their impact on the project’s budget and timeline is effectively managed. Identifying and assessing potential financial risks and providing mitigation strategies. Collaborate with the project team to minimize cost overruns and delays. Participating in value engineering exercises to find cost-effective solutions while maintaining project quality and standards. Maintaining a good working relationship with the client, contractors, and consultants. Provide advice on cost-related matters and act as the primary point of contact for all financial and contractual issues.<br>Qualifications<br>To be successful in this dynamic opportunity, we envision that your career journey to date will include 10 years work experience partnered with a Bachelor degree in Quantity Surveying.
